As you step inside, you'll find yourself on the upper level, you'll be greeted by a stylish living room equipped with a smart TV, ideal for relaxation after a day of exploration. The well-equipped kitchen, complete with a stocked coffee bar, invites you to whip up delicious meals. Adjacent to the kitchen is the dining room, where you can savor your culinary creations. Additionally, the upper level features a full bathroom for added convenience, a spacious laundry room with ample storage space for your mountain bikes, and a deck offering a serene outdoor space. The deck is furnished with a propane grill and a patio dining table, perfect for al fresco dining or enjoying the fresh air. Heading down to the lower level is where all three bedrooms are located. The en-suite master bedroom features a luxurious king bed and a smart TV for your entertainment. The two spare bedrooms are furnished with cozy queen beds, perfect for a good night's sleep. Both spare bedrooms also have sliding glass doors that lead out to the spacious lower level deck. The lower deck is equipped with ample seating and two swing hammock chairs, this deck is an ideal spot to unwind after a day of exploring the nearby trails or perfecting your golf swing. A convenient jack & jill bathroom completes this level, ensuring privacy and convenience for all guests. Whether you're looking to embark on outdoor adventures, relax by Sugar Creek, or tee off at the nearby golf courses, this townhouse offers the perfect blend of comfort and convenience. Top 10 House Rules (Read Before Booking) 1. No Smoking Indoors – $250 fee for violations. 2. No Furniture Rearranging – $250 fee for violations. 3. Quiet Hours – 11 PM to 7 AM. 4. Check-in / Check-out – 4:00 PM / 10:00 AM. Unauthorized early/late = $100/hr. 5. Pet Rules – Must be disclosed; no pets on furniture; leash outside; kennel when alone; clean up after pets. $250 fee for violations. 6. Biohazard Cleaning Fee – $250 for bodily fluids on linens, furniture, or flooring; dispose of personal hygiene items in trash. 7. Septic System – Only toilet paper in toilet; no wipes, feminine products, grease, or food waste. 8. Registered Guests Only – No unapproved visitors; violations may cancel reservation without refund. 9. Parking – No street parking (city ordinance). 10. Pool/Hot Tub Rules (if applicable) – 9 AM–9 PM, no glass, supervise children. Full rules are provided in your booking confirmation. By booking, you agree to follow all house rules and fees. Guest access Guests have access to the entire townhouse, & two assigned parking spaces directly in front of the unit. Other things to note Pet Expectations: One pet maximum upon owner approval. All pets must be disclosed at the time of your reservation request. Pets are not allowed on the furniture or beds. Dogs must be on a leash when outdoors per Bella Vista city ordinance. Please use the provided bags (located under the sink) to remove any pet waste from the yard, trails, and neighborhood. When leaving the home, the dog needs to be kenneled. Please sweep or vacuum pet hair prior to your departure. A $250 fee will be charged for violations of our pet policy.
