Welcome to my Home “Maze”! Nice open living area, spacious kitchen and peaceful neighborhood! Your room has a queen bed, desk, chair, tv, ceiling fan, shades, a solid closet and best of all a private entrance! Come and enjoy this lovely space! Other things to note Welcome to my AirbNb We all want 5 Stars! I know I do... and don't forget, the guests are rated too. Let's work together to make it happen! Most of these rules are put in place based on past circumstances. Be kind, mindful and follow the guidelines! Prices: Prices fluctuate all the time, based on supply and availability. Winter months tend to be significantly higher. At the time of your reservation, you secure the price and the space for the duration of your reservation. Extensions: We are always happy to accommodate your extensions if the room is still available. However, prices may be higher or lower then your initial reservation based on my overall occupancy. Extensions are not guaranteed as if you do not have a reservation, it is open for anyone to book. In the case you are able to extend the same room, no extra cleaning fee will be assessed until you extend past 28 days. At which time, your next reservation extension a reduced cleaning fee of $75 will be added above the going rates for the time you would like to extend. And this will occur every 28 day extension. Cleaning fee: Reservations My cleaning fee will be due again if and when you extend your stay past each 28days. Cleaning fee for extended guests only is $75 each. Cleaning fee in my definition encompasses many different charges all called "cleaning fee", but it is so much more than that. I really like to call it a, "common interest community fee". Initial cleaning fee is posted and is good for your initial reservation or up to 28 days. If you switch rooms or homes, it will be considered a new reservation and a full cleaning fee will be charged. Extra guests: Extra guest fees are posted and it is a daily fee as Airbnb says. Fee doubled if undesclosed guests are discovered. Check out: Check out times are posted, late checkout is a $20 extra charge hourly if I am informed before checkout time. If you are still in the property at the housekeeping arrival, a full reservation fee of the going rate for the evening and a full cleaning fee will be charged to your account. In many cases, the room may already be reserved to someone else and if that is the case, double fine will be assessed. Take out ALL GARBAGE WITH YOU!!! Leave only what we left you in the room. Excessive garbage left behind will be charged an additional cleaning fee. Shared space: Each reservation has different shared spaces available and those areas are 100% your responsibility to keep clean! Kitchen, cook, enjoy, then clean. DO NOT LEAVE YOUR FOOD OUT, DISHES IN THE SINK, UNCOVERED AND UNLABELED FOOD IN THE REFRIGERATOR. Do not eat or use (paper goods) what is not yours. EVER. If you did not buy it it is not yours. Bathrooms: When you leave the bathroom, clean it like it was before you entered. Housekeeping is not there everyday or every time you need to use the bathroom. It is 100% each guest's responsibility to clean up after themselves. Housekeeper: Housekeeper/light maintenance is my most important person that helps everything run smoothly. Please be respectful as whoever is doing the cleaning, works hard! Cleaner ONLY comes to the shared houses when someone checks out! In between cleanings the condition of the house is 100% the responsibilities of our guests. If you would like to pay for more housecleaning, we charge $75 for an off scheduled clean. If I get complaints about the home needing cleaning off schedule, a $300 fee will be divided amongst each guest including the one doing the complaining. Early check in: $20 each hour needed on an early check in request if available. Security Cameras: Most of my properties have security cameras. They are all in public areas and some could be on record. Tampering with them will be a $250 minimum fine. Do not adjust them, cover them or touch them for any reason. Refunds: I strictly adhere to the posted cancellation policy in place. I will assume you have read the property descriptions and know what you are booking.
