The space Lying within the New Town Conservation Area and Edinburgh World Heritage Site and only minutes from the world famous Princes Street, this beautifully renovated contemporary 2 bedroom lower ground floor flat is the epitome of luxury. Each beautifully designed and decorated room effortlessly mixes traditional with modern, Sofas oozing with quality and comfort are perfect for relaxing in after a busy day in the city with a glass of chilled wine or a gin and tonic, whilst the well stocked kitchen and large dining room table just calls for a private chef to be booked. Large sash and case traditional windows dominate this flat, whilst the high ceilings make each room feel spacious yet homely and for those lazy rainy days, (well it is Scotland after all!) there is a book swap shelf and games to while away the time. Each of the two bedrooms are en-suite and decorated in beautiful muted colours. After a busy day, a good nights sleep is guaranteed on the top quality mattresses. For choice there is a King size bed in one bedroom and in the other there is a Superking which can be converted either into a twin or kept as a super king depending on choice. The luxury en-suite bathrooms are beautifully designed and decorated with stunning sanitary ware. Heated towel rails ensure your fluffy white towels are kept dry and underfloor heating mats ensure the bathrooms are kept warm and cosy. Each en-suite is slightly different, in one there is a large walk in shower and in the other there is a large bath and an overhead shower and in the hallway you will find a smaller bathroom containing a toilet and a beautiful basin and large contemporary mirror. A beautiful property that will appeal to those of discerning taste. Guest access Guests will be able to access all parts of the flat Other things to note VISITOR LEVY The Edinburgh City Council has recently introduced a 5% visitor Levy in line with many other European countries. This levy will be added onto the first five nights only of stays from 24 July 2026 onwards. Stays on or after 24 July 2026 which were booked and paid for (in part or full) before 1 October 2025 will not be subject to the levy. You don't need to worry about paying it separately, it will be included in the nightly fee. and we have the responsibility of passing it on to the council. Unfortunately therefore, we have had to increase our prices slightly to accommodate this change. PLEASE NOTE that although we love children, the flat is not set up for anyone under the age of 14. We are very sorry, but we are unable to extend the invitation to children under this age. BE AWARE: Although there are no stairs within the flat, there are a number of steps with a handrail down to the front door.
