‘ Wrens Nest’ is our cute little self-contained purpose built annex. Located in the heart of pretty National Trust village of Broadclyst Devon. A superb location for exploring the beautiful Devon countryside, coastline, and gorgeous beaches. The annex has its own private entrance. It is located close to a local village shop and country pubs serving good food. With easy reach of National Trust properties. PLEASE NOTE - Wrens Nest is a NON SMOKING or vaping property. The space THE SPACE The Annex is self-contained with its own private entrance. It has been purpose built and furnished to provide a comfortable, cosy residence for a short stay. Unfortunately the property is not suitable for children. Please check with us before booking to discuss the environmental suitability if one of your party has mobility difficulties. THE LOUNGE-DINER/ KITCHENETTE A cosy area with two armchairs, footstool, fold-out dining table, and two folding chairs. A dresser which contains cutlery, crockery, glasses, bowls and utensils. Another area has the essentials for making drinks, a kettle and coffee machine ( Lavazza Modo Mia) (some starter coffee pods will be provided in welcome pack). There is a small ‘countertop’ retro design cooker, which can be used as a grill. The cooking facilities provided are intended for **prepping and serving breakfast and light meals, or takeaway only**. It is NOT designed for full meal preparation. The mini 46 litre silent fridge is in the bedroom and is suitable for a small selection of drinks and fresh foods. There is no ice box. The room has a radiator, and underfloor heating. In warm weather an electric fan is available on request. **Please note there is NO microwave or hob in the property. There is only the small countertop oven and grill.** BEDROOM The comfortable and cosy bedroom has a large chest of drawers, full length mirror, hairdryer, 2x bedside tables. Hooks and pull out hanging racks with coat hangers provided. The room is lit by 4 coloured pendant lights and back lit reclaimed stain-glass panels, which provide a warm and comfortable ambience to the room. All Bed linen is provided. A sink for washing dishes is situated in a small alcove in the bedroom. There is under sink storage for cleaning products. The room has a radiator, and underfloor heating. SHOWER ROOM AND TOILET Includes a comfortable sized level access shower, with overhead shower. There are hooks and hanging storage for toiletries, wash basin and toilet. Bathroom mirror with back light. The room has a large heated towel rail and underfloor heating. Hand and bath towels, and toilet rolls provided. PLEASE NOTE the bathroom is not wheelchair accessible, and there are no grab rails or seat in the shower. COURTYARD AND GARDEN/ PATIO Access to Wrens Nest is via the courtyard of our main house. There is a secure key safe for access. The courtyard has a divide to provide more privacy to the front access of the extension. There is table and chairs in the courtyard for outdoor breakfast. Should you wish to use the pretty country cottage garden it is accessible across the service road at the back of the house. The gate is kept locked, but guests can have a key on request. The garden has a little summer house with table and chairs. There is a small pond, fruit, trees, and outside metal circular table and chairs with parasol. There is a relatively large car park nearby for parking. Access is available to the main house courtyard for offloading. EV charging (Type 2 7kw) is available, can be arranged with prior agreement and an agreed charge. LOCATION: Property is set just off the B3181 (2 miles from Exeter), within easy access of the M5 motorway, A30, Exeter airport and the Met office. The university city of Exeter with many shops and restaurants is a 20 minute car/bus ride away. A thatched bus stop is conveniently situated just outside the house. There are two local train stations on the Waterloo line, Cranbrook and Pinhoe. Within in Exeter city the station Exeter St David’s is on the Paddington line (approx 20 min drive). LOCAL AMENITIES: The annex is close to Broadclyst village shop/post office. Just across the road, within easy walking distance, you will find the Red Lion pub serving good food, and an Indian restaurant called “Spice and Stone” that also offers a sit down and takeaway service. A second village pub, “the New Inn”, is roughly a 15 minute walk away. The neighbouring village Pinhoe also has an Italian restaurant, pub serving food and two Chinese takeaways. OUT AND ABOUT: The beautiful National Trust property of Killerton House is a five minute drive away or can be accessed on foot or by cycling along a dedicated cycle pedestrian path, a walk of approximately 3.5 miles. Please note in bad weather this path can flood a bit. An approximately 25 minute drive will take you to Tiverton, where you will find a fabulous house and gardens of Knighthayes Court. Wren’s Nest is ideally located for exploring some of Devon‘s most beautiful beaches, with driving distances ranging from approximately 30 to 45 minutes. There are a lot of places to explore such as the lovely seaside towns of Dawlish and Exmouth. A little further afield is the gorgeous Jurassic coastline, including Budleigh Salterton, Salcombe Regis, Branscombe, Seaton and Lyme Regis (40-60mins). ABOUT US: My husband and I have taken early retirement having worked in the NHS and health and social care for many years. We are now enjoying our retirement, coastal walking and spending time on our allotment. We also have whippet dog called Wren who keeps us very busy. She’s friendly and bouncy but a bit of an escape artist. We request guests are careful to ensure gates are not left open at any time. Wren is great with people but sadly can be reactive with other dogs, so unfortunately we are unable to accommodate host with their own dogs. Guest access Guests will have access to Wren’s Nest, an annex with a room that functions as a lounge/kitchen/diner, a bedroom and a bathroom (see photos). Guests can also use the courtyard.
