Description

Unwind in an authentic Umbrian stone farmhouse discreetly tucked into a hillside of old-growth olive groves with stunning views of Lake Trasimeno. Perched in your swinging chair in your private garden, be soothed by bird calls while you relax (or remote work with lightning-fast Starlink satellite internet). When it's time to play, you won't have far to go! You're just a stone's throw from the Tuscan/Umbrian border and its many historic borghi, local supermarkets, restaurants and shops. The space This private sanctuary, immersed in tranquility and natural beauty, invites you to slow down and enjoy life's simple pleasures. Out front, a large pergola draped in wisteria beckons you outside to lounge in its shade. Linger into the evening and enjoy an aperitivo and/or dinner al fresco as the sun sets over Lake Trasimeno. Stay even longer for amazing star gazing. Inside, natural sunlight and fresh country air stream through screened windows, keeping the house cool and bright. On hot summer days these centuries-old stone walls, together with air conditioning units in both upstairs bedrooms, the downstairs bedroom, and the kitchen keep the house pleasantly cool. This restored two hundred-plus-year-old farmhouse features original terracotta tiles, scalloped ceilings, and a large open hearth stocked in the colder months (or upon request) with firewood for your evenings. Recent restorations include all new electrical and central heating, 4 independent air conditioning units, a continuous water filtration system for clean and potable well water, new septic, all new appliances, and again, the oh-so-zippy Starlink satellite internet with indoor/outdoor WiFi. Enjoy many modern conveniences while immersing yourself in an authentic rustic environment. Guest access The entire property, including a very welcoming front patio with lake views, a small back patio for reading and yoga, and a large piece of land with additional parking accessed by nearby stone steps, is for your exclusive use, relaxation and enjoyment. The front garden with its beautiful wisteria-covered pergola offers a variety of sun and shade seating options. An outdoor couch and two hanging chairs are perfect for lounging. An extendable table with seating for six as well as a small bistro table with seating for two offer additional options for your meals together. A small charcoal grill is also available for your use. Although there is a small private driveway in front of the house, it is only big enough for one compact car. If you cannot fit without protruding onto the narrow country road where farmers sometimes pass, we ask that you park in one of the two private gravel parking places provided on the land adjacent to the house and accessed by steps from the property. For larger vehicles, feel free to unload bags, groceries and people from the driveway attached to the house, but please park in the authorized spot on the land marked by a large wine barrel with a pink Oleander tree inside. The barrel has a sign marked Parking Casa di Karen. Thank you for not parking in the cul de sac or on the street as tractors sometimes use those areas to access their fields. There is also a small back patio accessed through the downstairs bedroom or from the side of the house. Two yoga mats and blocks can be found in the downstairs bedroom. Other things to note My country house in Umbria is just around the corner from the Tuscan/Umbrian border, offering a multitude of easy day trips (hamlet hopping anyone?) to fascinating places like Cortona, Montepulciano, Montalcino, Orvieto, Spello, Assisi, Pienza, Perugia, Passignano, Castiglione del Lago, Cetona, Panicale, and many more. It's also on the train line with Terontola-Cortona station being just minutes away. From there you can easily get to the great art cities, Florence, Rome, even Venice. Although my home can easily access all these great destinations, it truly is in the countryside, surrounded by olive groves, vineyards, cypresses, and working farms. Although there are a handful of other residents in my borgo, you will have the added benefit of feeling secluded while not actually being isolated. Most of my neighbors grow their own food, make their own wine, olive oil, and even prosciutto! It's likely you could be invited to pick some vegetables from the garden or sample the oils and wines from my various generous-hearted neighbors. Just remember to say "Buongiorno!" when you see them and always be friendly! AnnaLisa can arrange for a local private chef to cook for you, make reservations, provide suggestions, and troubleshoot any situation you need help with locally. A tip is always appreciated. Brunello di Montalcino, Sagrantino, Vino Nobile di Montepulciano, Montefalco anyone? Check with AnnaLisa if you need a private driver. Cycling is a huge draw to Lake Trasimeno with paved trails all around the lake. You can rent e-bikes for the day or arrange to have them delivered to the house for your entire stay from Lake Bike in Passignano or in the village of Castiglione del lago. Of course, there is always my favorite local free activity, hiking up the hill to the Castello di Montegualandro for amazing views of the lake, our little village and the many surrounding hamlets. Finish the afternoon wine tasting at nearby Montemelino. Location: My home is a quick 7-minute drive to the Terontola-Cortona train station, which offers a direct line to both Florence and Rome for easy airport access. I'm also a quick 40-minute drive from the Perugia airport, very convenient for those flying in and out of London or other European cities. FYI if you want to blow down for a day trip, you can leave your car for free near the station next to the post office. Siena for the day anyone? They’re small and family run, but meat and deli prosciutto, cheese, pesto all fresh and amazing. Get the basics of daily life here. Vegetables and fruit - Terontola: Right up the street on the corner is a shop called simply Frutteria that sells fresh local produce at prices that will blow your mind. Don’t touch anything! Just tell them what you want and what you want to do with it, and they take care of the rest. Anyway, in Terontola, if you wander the three streets around the station you will find fresh pasta, an excellent bakery, pizza, groceries, banks, hairdressers, and more.
