In your unique holiday home DER-SCHWARZBAU, the special flair of a modern country house on 6000 m² of land awaits you on 115 m². Enjoy a spacious WELLNESS SAUNA all year round and also from approx. an approx. 8 x 3 meter SALTWATER POOL from June to about mid-September (weather permitting). These amenities are exclusively available to you and your loved ones for your SOLE USE. The space Your accommodation Der-Schwarzbau was built in 2022 in the village of Satzdorf. The SATZDORFER SEE and the Regen and Chamb rivers are only about 500 meters away. A bike path in all directions (Cham, Bad Kötzting, Furth im Wald, etc.) and hiking trails can be found right in front of the property. Due to their route along the Chamb and Regen rivers, the bike paths are passable over long distances without special inclines and are therefore also very suitable for small guests. SATZDORF is located only five minutes by car (15 minutes by bike) from the beautiful city of Cham, allowing you to enjoy the excellent infrastructure of the university city of Cham. There you will also find a wide range of gastronomic offers and all the well-known supermarkets. The towns of Bad Kötzting and Furth im Wald are also within a few minutes' drive by car. With a holiday with us, you do not opt for a limited region, but rather for a holiday through the connection to the regional road network of the entire Bavarian Forest. Use of the public transport service is free of charge with your obligatory guest or spa card. The vacation home Der-Schwarzbau is located in the middle of a large, formerly agricultural meadow in the second row, off the road. Parking and an e-charging station are available on-site. The property is framed by a wild hedge, which was planted in 2022. Half of the area was laid out as a meadow and is only occasionally mowed. In front of the house you will find a lawn where your children can romp to their heart's content. Agricultural fields border two sides of the property. On the other two sides there are existing buildings and pastures for cattle and horses. Guest access The cottage basically consists of two apartments that can be used separately from each other. You enter the house through a common hallway. The apartments were soundproofed. With open apartment doors, both apartments are combined into one large area. APARTMENT 1: approx. 85 sqm Living room with dining area and a freestanding cooking island. Huge lift-and-slide door to the pool terrace. Bedroom with a freestanding bathtub and a view of the orchard meadow. Bathroom open adjacent to the bedroom with large panoramic sauna and large shower. Separate, lockable guest toilet. Terrace with dining table and sun deck with sun loungers by the pool. Wi-Fi and smart TV. APARTMENT 2: approx. 30 sqm Combined living/sleeping area with dining area and fully equipped kitchen. Bathroom/toilet/shower separated by sliding door. Private terrace overlooking the orchard meadow. Wi-Fi and smart TV. Large SALTWATER POOL on the terrace of apartment 1. The cleaning and checking of the water quality is carried out in agreement with you every two days by the landlord. The opening hours of the pool are from 11 am to 7 pm. We can gladly change these in agreement with you according to your preferences. Exterior blinds, underfloor heating. PARKING directly at the house with e-charging station (additional charge) Additional accommodation for another child up to 3 years. There is enough space for a travel cot, which you must bring yourself. The child up to 3 years old stays free of charge in the travel bed brought along. Other things to note ACCOMMODATION WITH FEW BARRIERS Unfortunately, due to insufficient door width (standard door size 80 cm) and lack of aids (bathroom handles, etc.), we do not meet the requirements for barrier-free living. However, the vacation home, especially in apartment 1, was also designed in such a way that people with reduced mobility can stay there. There are no steps. Barrier-free thresholds are installed at the front door and sliding door to the pool terrace. Wide steps have been installed in the pool, which makes it easier for guests with limited mobility to use. Parking and sidewalk to the house are paved. You can enter the house without barriers. IMPORTANT Unfortunately, no pets are allowed. Non-smoking house. A central VENTILATION SYSTEM with enthalpy heat exchanger always ensures pleasantly fresh air. Mandatory visitor's tax of the municipality of Runding: adults 1 EUR/DAY, children 7- under 18 years 0.50 EUR/DAY. Free for the severely disabled and children under the age of 7. The spa fee is collected at the property and paid to the municipality of Runding. You will receive a visitor card with discounts.
