The Hop Kilns - Rustic Charm with Modern Comfort!

Gather your friends and family for a stay on our working beef, cider fruit and arable farm in the heart of the Herefordshire countryside. Enjoy the sights and sounds of nature, with walks and far-reaching views across 500 acres of green fields and apple orchards, and the River Frome meandering along the boundary. After a day in the fresh air, step inside our unique Hop Kiln retreat, where original hop-picking features blend seamlessly with everything you need for a relaxing countryside stay. The space The Hop Kilns is a family-friendly holiday home, with plenty of space, games and books to keep little ones entertained whatever the weather. We’re proud to offer accessible accommodation, with ramped access, a ground-floor bedroom with en-suite and extra-wide doorways. A shower chair and grab rail are also available on request. There are four fully equipped bathrooms/en-suites, plus a convenient downstairs WC, so there’s plenty of space for everyone to get ready without the queues! Bedrooms The four larger bedrooms can be arranged as either king-size or twin single beds, allowing us to tailor the sleeping arrangements to suit your group. Bedroom 5 (Bullion) is a small room attached to Bedroom 4 (Northdown) and has a comfortable single day bed, making it ideal for a 9th guest. If required, the day bed can also be pulled out and made up as a king-size bed. Please note that, when made up as a king, this does leave quite limited space and access within the room. Bedroom 2 (Fuggles) has a double sofa bed, and we also have a small double clic-clac sofa bed which can accommodate one adult or two small children. This can be placed in the snug to create a sixth bedroom, or alternatively in Bedroom 1 (Goldings) or Bedroom 4. Please do have a look at the floor plans in our photo section, where we have named the bedrooms, which should hopefully help you to visualise the various options. With all beds and sofa beds in use, The Hop Kilns can accommodate up to 12 guests. We also have three travel cots available for babies (not included in our guest numbers), plus a toddler cot bed, which would allow for a small 13th guest. :) Living & Kitchen Downstairs you’ll find a fully equipped kitchen and utility room, with tea and coffee provided, along with all the essential condiments you’re likely to need for an enjoyable and comfortable stay. The lounge has seating for nine guests and a Smart TV, providing plenty of space to relax together. Just off the lounge is our cosy round-kiln snug, complete with comfortable armchairs, another Smart TV and a Wii games console — a great little retreat for children, teenagers or anyone fancying some downtime. Outside The enclosed garden and parking area provide a secure space for both children and dogs to run around and let off some steam. It’s a lovely area for everyone to enjoy a little fresh air and freedom during your stay. In the garden, you’ll find a patio with table and chairs for up to 12 guests, along with a large parasol and a box of garden games during the summer months. It’s the perfect spot for a family lunch, an evening meal or simply sitting back and enjoying our glorious view. We also provide a gas BBQ, including gas and utensils, completely free of charge from April to September. If you’re staying between October and March, the BBQ is still available as an optional extra for £25 per stay. And if you’d like to make your stay a little more indulgent, why not unwind in our 6-seater hot tub at the end of the day? It’s a wonderful way to relax and unwind after exploring the local area, or enjoy some quality time together. To keep our base price as low as possible for guests who don’t require a hot tub, this is available as an optional extra for £100 per stay + £25 per day. Your Stay, Your Way There’s absolutely no need to decide on all the details when you book. Your final guest numbers, preferred bed configuration and any optional extras can all be confirmed a couple of weeks before your stay, so you have plenty of time to work out exactly what you need. We want The Hop Kilns to feel like a home from home — a place where families, friends, children and four-legged family members can all relax, have fun and enjoy spending time together, and we can't wait to host you! Other things to note Please note this is a working farm with farm noises, smells and dangers - cattle, chickens, children, etc! Whilst The Hop Kilns is very much on the farm and has views of the farm, it has its own private gated access and for your safety there is strictly no access to the farm. We do, however, love to give farm tours, so please do get in touch and we'll do our utmost to find a mutually convenient time to show you around the farm. Up to 4 well behaved dogs are very welcome but please ensure they are kept under control at all times. Should you have more than 4 dogs please do contact us and we will do our best to accommodate them. Please note there is a charge of £25 per dog. In order to keep our base price down for you, should you wish to have access to the hot tub during your stay, this will incur an extra fee of £100 per stay plus £25 per day. This can be paid on arrival (cash) or through Airbnb prior to your stay. The gas BBQ is available on request from April - September, free of charge. Should you wish to borrow it outside of this, there will be a £25 charge. We have an EV charger, which you are more than welcome to use. We will bill you for any usage through Airbnb after your stay. The Hop Kilns comfortably sleeps 9 in beds, however, we can accommodate up to 3 more guests if they are happy to share and/or sleep on sofa beds. Each extra guest is charged at £75 per guest per night and this is payable through Airbnb when booking. Should you wish to have the sofa bed(s) made up for 9 guests (or fewer) this will incur an extra charge of £50 per stay per bed.
