Whether you bring or rent a boat for the week or use the kayaks right off of the dock the constant level lake is always ready to explore. The spacious patio with ample seating, optional heated pool ($75 per day) & fenced backyard awaits for you to enjoy your morning coffee while watching the glorious sunrise or a glass of wine with the breathtaking sunsets. Or maybe you prefer the Adirondak chairs around the firepit for some evening s’mores? Either way, soak up the serene surroundings and appreciate the beauty of nature around you. Modern updates, brightly lit spaces & an open floor plan allows room for everyone in your group. The fully equipped kitchen features stainless steel appliances and amenities such as combination coffee maker, blender & toaster. There is also an additional fridge in the pantry/laundry area providing plenty of storage space for groceries and drinks. Cook a delicious dinner or bring in take out- either way there is plenty of seating for 6 at the dining table, 2 at the island and a large outdoor table for al fresco dining. The cozy & inviting living room features a large sectional and Roku TV. But you will likely prefer to gaze out the large windows to the gorgeous view of Lake LBJ. Or head to the back game room that has a large sectional plus additional seating and be entertained with another Roku TV, ping pong table and games galore. With enough space to accommodate your entire group, everyone is sure to find something they love at Serene LBJ Lakefront Bungalow. Overall, this property provides a comfortable retreat for you and your loved ones. With plenty of indoor & outdoor space, you will have everything you need to relax, unwind, and create unforgettable memories with your family & friends at the lake! This home sleeps a maximum of 11 guests between 4 private bedrooms. Bedroom #1 includes a king size bed, dresser, closet & bathroom with shower/tub combo that is shared with the living space. Bedroom #2 includes a king size bed, closet & ensuite bathroom with walk in shower. Bedroom #3 includes a queen size bed, portable closet & luggage rack. Please note: there is one step down to enter this room. Bedroom #4 includes two full size beds each with a twin size trundle underneath & a twin daybed, large walk in closet & attached bathroom with walk in shower. Please note: Our house is lakefront so seeing the occasional fly, mosquito, spider or gnat inside is not unusual. We perform pest control maintenance on a quarterly basis. Keeping doors & windows shut will prevent pests from entering. We strive to keep everything very clean, seeing bugs indoors is not a cleanliness issue. It’s a “living on the lake” issue. Guest access You have access to the whole property except for a few locked closets indoor & in the carport Other things to note -PARKING: Available for up to 4 vehicles under the carport & in the driveway. -SECURITY CAMERAS: Two on the front porch facing the driveway & front door and one in the back facing backyard/pool/dock. Cameras are present for guest safety only & are not actively monitored. -CONSUMABLES: This home will be stocked with a STARTER PACK of shower essentials, paper products & coffee/tea. Guests are advised to either bring or purchase additional after arrival. Basic oils & spices are available for use, as well as, plenty of trash bags. -LAUNDRY: Washer & Dryer in home for your use with STARTER PACK of laundry detergent pods. -INFANTS: Pack n' Play & highchair available for guest use & located in Bedroom #1 closet. -POOL: No lifeguard. Please use at your own risk & always monitor children. Can be heated for an additional fee of $75 per day. Pool temperature will vary depending on outside temperature. The goal is 88 to 90 degrees. -KAYAKS: Three are available for guest use at your own risk. Paddles and life jackets are available as well and are in Bedroom #4 closet. -RENTALS: Boat and jet ski rentals are available in Kingsland at Splash Rentals or Wave Chasers Boat Rentals. -BOAT: Nearest public boat launch is at Kingsland Community Park (119 Christopher St.) for $10. No overnight parking at the park. When approaching the dock on a boat, be careful & go slow due to shallow area. Please note due to shallow depth of the water at the dock, boats with inboard engines may not be able to utilize the dock. -AMENITIES: There is a propane grill & fire pit available for your use. Please be mindful of open flames. **Fire extinguisher is under kitchen sink & fire blanket is available in black box on patio. -EMERGENCY: Dial 911. Fire extinguisher, Flashlight & First Aid Kit are located under the kitchen sink. KINGSLAND & SURROUNDING AREAS: This premier location gives you access to all things Kingsland. With the home being directly on the Colorado River, guests can enjoy water sports and activities right from the property. The large waterways of the Llano Arm of Lake LBJ provide access to waterfront restaurants (Boat Town & Wake Point), plus you have direct access to Lake LBJ where the constant water levels never fluctuate. Other notable locations nearby include Kingsland Slab (10 mins) Perissos Vineyards (15 mins) with breathtaking views and personal wine tastings, Longhorn Caverns (15 mins) and Legends & Lighthouse Golf Courses (15 mins). If you want to venture further, you can explore the thriving city of Austin (75 mins) or wine lovers can head out to the Fredericksburg area (50 mins) for easy day trips. SOME IMPORTANT RULES: Due to local laws & HOA requirements, we do not accept reservations from anyone under 25 years of age. The primary renter must be over 25 & occupy the property for the duration of the reservation period. Please remember you are vacationing in a residential area, be mindful of your noise level during the day and night. No parties allowed. A fee of $1000 will be assessed for any parties. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $100/per hour. A late check-out in excess of 2 hrs will incur an additional night’s charge.
