Twin Ponds View is a stunning modern oasis, comprising of a Main House and Guest House, set on rolling hills, privately nestled between the Taconic foothills and local family farms. This expansive estate offers long, open mountain views from every room, with breathtaking sunsets reflecting in our two multi-acre ponds (one swimmable). Whether your party is a large family gathering or a group of friends, everyone will love it! We are 8 min away from Catamount ski, 25 min away from Butternut ski. The space Twin Ponds View is an estate that consists of the MAIN HOUSE (sleeps up to 8 in 1 king/ 3 queen beds) and the GUEST HOUSE (sleeps up to 4 in 2 queen beds) for a total of up to 12 guests. A porta-crib is also available upon request. Designed by a renowned architect, and tastefully furnished by a leading interior designer, this award-winning home is built for gathering, while still allowing guests ample privacy. MAIN HOUSE: Main Level -Large Great Room with a towering stone-clad wood burning fireplace. -Fully equipped Chef's Kitchen. -Dining area with table that seats 12 comfortably. -Large primary suite with a king bed and private ensuite full bathroom, closet, desk, sitting area, and large sliding windows with sunset views over mountains and ponds. -Study on the main level with a couch, large windows with views and an ensuite full bathroom. -Lofted study above Great Room. Garden Level -3 large bedrooms on the garden level with queen beds. Each bedroom has its own, ensuite bathroom, desk, and large sliding windows overlooking the ponds, mountains, and sunsets. -Media room with 4K projection on a 120” screen. streaming apps, and foosball table. -Half bathroom off of the media room. -Many nooks for quiet contemplation, as well as board games. -Laundry Room with full sized washer and dryer. -Electric piano with seating area. AC/Heat The bedrooms, office, media room, and great room feature brand-new, energy-efficient mini-split air conditioning units, which can be controlled individually and set for your comfort. In the winter, each room has a nest thermostat for baseboard heating. The towering stone-clad fireplace can warm you up after a day skiing at Catamount (an 8-minute drive), or tubing and sledding on the hills that surround the house. Year-round, you'll enjoy ample space and stunning panoramic views from the grand, triple-height Great Room and from every bedroom. Our guest house has central ac and heat and a wood burning stove. GUEST HOUSE In addition to the Main House is our spacious, modern two-bedroom Guest House. It has a large living/dining area with a kitchenette and wood-burning stove, a modern bathroom (shower), separate washer dryer, and its own spectacular views and decks. Like the Main House, the Guest House has fast internet and large screen television. The Guest House also has a garage with a ping-pong table and some gym equipment (free weights, mats, foam roller, bench). The Guest House is ideal for larger groups, families traveling together, in-laws, or for anyone looking for extra workspace or privacy.
 EXTERIOR/GROUNDS Both homes have dramatic views and decks. -Main House has an outdoor dining table that seats 12, 4 chaise lounges, as well as an outdoor sitting area with couches, and a professional Napoleon propane/charcoal BBQ grill. -Fire pit overlooking ponds and mountains with 5 Adirondack chairs -2 large spring-fed ponds. The 3-acre, deep swimming pond closest to the house has a dock for swimming or kayaking (2 kayaks available upon request). Accessibility: - The Main House primary bedroom and bath are on the same level as the kitchen, dining and living areas.
 - The 3 other Main House bedrooms are on the garden level down one flight of stairs - The Guest House requires stairs to access any of the rooms
 - 2 steps to enter the Main House front door Guest access Guests have access to both the Guest House and Main House with the exception of the Main House garage and a few locked host closets. Guests enjoy exclusive access to the entire 45-acre property, the terraces with spectacular views; wide grassy meadows; and the spring-fed swimming pond. (The house is relatively secluded but guests are not allowed on adjacent properties.) We respect your privacy, so we offer contactless check-in and support via the airbnb app, but we're nearby if you need assistance. Check out our house book for tips on ways to enjoy the natural wonders and popular attractions of the surrounding region. We provide electronic access to the house with a personal guest code. You'll receive the code 2 days prior to check-in, though your code will only activate at check-in. Other things to note IMPORTANT BOOKING TERMS + CONDITIONS
: • No Smoking: This is a smoke-free property; smoking or vaping is strictly prohibited on the entire property. If we find evidence of smoking or vaping, we will charge a $500 fee. • Parties + Gatherings: This rental property is available for your quiet enjoyment. Due to local community rules, and respect to our family home, parties are prohibited on the property. Gatherings with guests in excess of the maximum guest count are also prohibited. We cannot accommodate ceremonies of any kind, or any events with outdoor music, catering, excessive alcohol consumption, etc. Any party or unauthorized event or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
 • Pets: We have a very strict no pets policy. Please do not bring any pets. If we find evidence of a pet, we will charge a $500 fee. • Vehicles: The property can accommodate no more than six cars or SUVs. Large vans, transports, or trucks over 6,000 lbs, motor boats, snowmobiles, RVs and trailers are strictly prohibited. • Cleanings: We are pleased to arrange housekeeping during your stay, upon request, and at your cost. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage. • Rental Agreement: To ensure a safe and comfortable stay, we require that all guests e-sign a Rental Agreement that clearly sets all policies and rules for using the house.
