Escape the stress of everyday life in a quiet, rural environment with its own sauna. The approx. 50 sqm non-smoking studio with a large double bed can be reached via a separate external staircase and offers a cozy, rustic ambience with a high ceiling and exposed beams, a shower room with underfloor heating, towel warmer, hairdryer, cosmetic mirror, separate toilet, small kitchenette with fridge, two hotplates and sink, kettle, coffee maker and toaster. The space "Instructions for use" Studio Unterzarnham 12 Studio with separate access on the 2nd floor with approx. 50 sqm for a maximum of 2 people, with bathroom (shower) and separate toilet. There is a large double bed (2 mattresses 90 x 200), a mini kitchenette with a fridge, 2 hotplates and a sink, a wardrobe and a sofa, a kitchen table with chairs and a wooden sofa, and a private sauna integrated into the studio. Non-smoking rooms, free Wi-Fi and satellite TV. If possible, ventilation should be done through the windows, which have mosquito nets, because there are many mosquitoes here in the countryside. To open the bathroom window (please ventilate well after each shower!), you have to climb onto the black stool and move the window lever upwards. When it points to the left, the window is closed. To open the window further, there is a wooden pole with hooks under the sink. This also allows you to close the window properly again. Place the hook in the area marked in red and push the open window upwards Please note: Turn off the light when you ventilate here; there is no mosquito net. Please take into account that we do not have a sewer connection (small sewage treatment plant). The less paper that ends up in the toilet, the better. Please do not throw sanitary products (tampons, sanitary pads, etc.) in the toilet under any circumstances. Operating the sauna: Please ensure that no sweat gets on the wood. Use towels that are large enough to place underneath. The sauna is heated via the left rotary knob. The numbers indicate the hours of heating. The left indicator light is on and you can hear a clear click when it is switched on. Please only switch in the black area; the white area is the timer. For example, if heating is set to 2 hours and you are finished earlier, the switch can simply be turned back to "OFF." The right knob controls the temperature. It is currently set to about 80 degrees Celsius. Above the right rotary knob is the light switch. The infusion bucket with the ladle is in the bathroom. Please empty the bucket after use and put it back in the bathroom. Please note that the sauna is very small; for most people, one ladle of water is enough for an infusion. It gets very hot very quickly if you pour too much on it. After switching off the sauna, leave the door ajar and please ventilate the living room well. There is an outdoor security camera on the farm that covers the area between the main house and the shed. Upon departure: Please empty and switch off the refrigerator Close all windows Sauna switched off? Sauna bucket emptied? Lock the door. Return the keys. Guest access Parking for cars is on the right at the courtyard entrance in front of the shed. Bicycles can be parked in the shed on the far left behind the garbage cans. In the shed and on the stairs to the apartment there is automatic lighting controlled by motion detectors and brightness sensors. Other things to note We value sustainability and produce our electricity as much as possible with an in-house photovoltaic system. For hot water and heating support, there is also a separate solar system and a water bag that is heated via the kitchen stove in the main house. Our wastewater is treated via a biological septic tank. Right behind the house, fields begin and about 300 m away, the forest, which invites you to take extensive walks. The Inn is about 2.5 km away. There is the Inn cycle path and there is a mill hiking trail and numerous other walking and hiking trails 2 km away. On the farm there is a surveillance camera in the outdoor area that covers the area between the main house and the shed.
