Escape the stresses of everyday life in quiet, rural surroundings with their own sauna. The approx. 50 sqm non-smoking studio with large double bed can be reached via a separate external staircase and offers a cozy, rural ambience with high ceiling and exposed beams, shower room with underfloor heating, towel warmer, hair dryer, cosmetic mirror, separate toilet, small kitchenette with refrigerator, two cooking plates and sink, kettle, coffee machine and toaster. The space "Instructions" Studio Unterzarnham 12 Studio with separate access on the 1st floor with approx. 50 sqm for maximum 2 persons, with bathroom (shower) and separate toilet. There is a large double bed (2 mattresses 90x200), a mini kitchenette with fridge, 2 hotplates and sink, wardrobe and sofa, kitchen table with chairs and wooden sofa and one private sauna integrated in the studio. Non-smoking room, free WiFi & sat TV. If possible, it should be ventilated through the windows that have mosquito screens, because there are many mosquitoes in the countryside. To open the bathroom window (please ventilate well after each shower!) you have to climb the black stool and put the window lever up. To the left, the window is closed. To open the window, there is a wooden rod with hooks under the sink. This also allows you to close the window well again. Attach the hook in the red-closed area and push open window up Attention here for ventilating, there is no mosquito net. After showering, please remove the shower walls with the wiper under the corner shelf. Please dry condensation at the window with the grey wipers next to the sink. Please do not lean on the kitchenette. This is very easy to postpone. The silicone connections to the wall would otherwise tear. To the left of the kitchenette is a power strip for turning on and off. There are ONLY toaster (on the window sill) and kettle on this one. These devices may only be turned on for use for insurance reasons. When leaving the studio, this plug must ALWAYS BE TURNED OFF. Also, electric toothbrushes must not be on the power grid during your absence. Please be mindful that we do not have a canal connection (toddler washbasin). The less paper lands in the toilet, the better. Please do not throw sanitary items (tampons, pads, etc.) in the toilet. Sauna operation: Please make sure that there is no sweat on the wood. Use plenty of large towels to put in. Sauna heats up the sauna via the left knob. The numbers indicate the hours that are heated. The left indicator light is on and you can hear a clear claw when turning on. Please only switch in the black area, the white area is the timer. For example, if heating is set to 2 hours and you are more likely to be finished, the switch can simply be turned back to “OFF”. The right knob controls the temperature. Currently, it's set to about 80 degrees Celsius. Above the right knob is the light switch. The shower room with the trowel is in the bathroom. After use, please empty the bucket and leave it back in the bathroom. Attention, the sauna is very small, most people have enough a trowel of water for an infusion. It gets very hot very quickly if you pour too much on it. After switching off the sauna door, leave it on and please ventilate the living space well. On the farm there is an outdoor security camera that captures the area between the main house and the shed. When leaving: Please empty and switch off the refrigerator (socket switch on the floor to the left of the kitchen) Close all windows and turn off the power strip with a toaster and kettle Sauna off? Sauna bucket emptied? Lock the door. Return keys. Guest access Parking for car is on the right at the courtyard entrance in front of the shed. Wheels can be parked in the shed on the far left behind the garbage cans. In the shed and on the staircase to the apartment, there is automatic lighting controlled by motion detectors and brightness sensors. Other things to note We value sustainability and produce our electricity as much as possible with an in-house photovoltaic system. For hot water heating and heating support, there is also a separate solar system as well as a water bag, which is heated via the kitchen stove in the main house. Our sewage is treated by an organic small septic system. Just behind the house, fields start and about 300 m away, the forest that invites you to extensive walks. The Inn is about 2.5 km away. There is the Inn bike path and there is a mill hiking trail 2 km away and numerous other walking trails.
