Location, location, location -- few rentals are closer to downtown than this central, accessible and family friendly 3BR (Permit #3076) . - King master w/ en-suite bath - No fuss gas fireplace - 15 paces from parking to front door - Walk to downtown - Parking for 3 cars max My ground floor apartment is nestled in the pines on the side of Prospect Mountain, offering views of Lumpy Ridge from the patio. Half a block from downtown & a 5 min drive to Rocky Mountain National Park. The space There's a lot to love about this unit -- recent updates include luxurious memory foam mattress toppers and a huge 55" smart TV. My favorite thing is its utterly perfect location. If you stay here, you can leave your car behind and walk everywhere in downtown Estes Park along the banks of the scenic Big Thompson River. This rental is not in the middle of downtown; instead, it's a half block away from the edge, and three blocks away from the center. That means you get all the benefit of being downtown without the noise and congestion. MAIN FEATURES - Ground floor unit with no steps - No fuss gas fireplace - Open dining/living area - 3 bedrooms (king, queen, two twins, plus sleeping for 2 more on the sofa) - 2 baths (one is en-suite in the king bedroom) - Big 55" HD smart TV - Free WiFi - Washer and dryer in unit WITHIN 1 BLOCK - 2 breweries - Chinese restaurant - Italian restaurant - Liquor store - 2 family friendly fun parks So you can easily send the kids a block away to play at Fun City, which has a giant slide, mini golf, a bungee trampoline, bumper cars, bumper boats and go-cart racing. The Open Air Adventure Park is across the street, and features an aerial obstacle course. Some of these attractions are closed seasonally, so please check them out on the Internet. Within another block or two are bars, more restaurants, a winery, and a movie theater. The unit is located on a side road so you can shortcut the traffic when you drive into Rocky Mountain National Park, which is just minutes away. The free summer shuttle bus that goes all over town has a stop a half a block away, so you can board it and get around for free. The open floor plan leads to a modern kitchen that's fully equipped so you can cook your own meals. You'll have your own fridge, oven, and pots/pans/plates/dishes. Attached to the living room is a large master bedroom suite with huge king size bed, lots of closet space and a great bathroom. Adjacent to the kitchen is a second full sized bathroom, a cozy and very quiet bedroom with a queen bed, and a third bedroom with two twin beds. You'll also have access to a washer/dryer in a closet next to the second bathroom. The living room couch turns into a sofa bed, enabling sleeping for up to 8 (2 in a king bedroom, 2 in a queen bedroom, two in the bedroom with two smaller beds, and two on couch). The front yard/area of the unit has mature pine trees and it's quite likely you'll see deer or elk mulling around and feasting on the grass. The building backs up to open space on Prospect Mountain so if you're lucky you may spot more resident wildlife. The place is extremely kid/family friendly. It's a first floor unit with no stairs that's just steps from parking. That includes: + master bedroom with attached master bath + bedroom with two single beds + bedroom with queen bed + second bathroom + laundry machine + open kitchen/dining/living space + front patio with view + private off street parking for 3 cars Other things to note NOISE This unit shares a wall with one neighbor, so events, loud music and noises, and parties are prohibited. Please be respectful of your noise level. My neighbors live here full time and I must maintain good relationships with them. The house is equipped with NoiseAware which measures sound levels and alerts me if things are too loud so I can give you a heads up. NoiseAware does not record content, it only measures noise levels so your privacy is 100% guaranteed. Guests are not to unplug it (I will also be alerted if that happens). NONPAYING GUESTS Insurance forbids nonpaying and non-registered guests on property. There are motion sensitive security cameras on the outside of the building which will pick up nonpaying guests. BEARS Do NOT leave food in your car! Bears frequent this area and can break in! MINUT We use a Minut noise meter. It doesn't record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests & to protect the home. It also serves to warn us about parties & prevent noise complaints from neighbors. It's located on the cieling in the hallway.
