From the property a short cycle takes you through Newborough Forest with its red squirrels and on to Llanddwyn Island and Newborough beach, one of the finest Blue Flagged beaches in the UK. A timber edged, bark chip path way leads you to a children's paradise play area with swings, climbing frames, tyre swings. Beyond the play area grassy walkways lead off in various directions around to a natural lake, meadow and also a well stocked orchard of apples and plums. In addition to the main residence, Ty Canol offers a self contained open plan studio annex with double car port. The Accommodation is accessed via an external timber staircase and offers twin beds in an open plan studio together with a separate shower room, wc and wash facilities. The Main house has been designed and built to a very high standard and has recently upgraded electronics and Air Source Heating System. The Mitsubishi Ecodan Air Source Heat Pump (installed May 2023) powers underfloor heating and a pressured hot water cylinder with 270 litre capacity to ensure the whole house benefits from constant high pressure hot water. The property ensures total peace of mind for your security with CCTV and Alarm System, with coded electric timber gates and call button. Upon approaching the property, you are met with a decked lit veranda, a solid oak front door greets you, upon entering there are two wings to the house, to the left wing of the house is a luxurious well equipped kitchen, with island, oak cabinet doors, black granite work tops and matching floor tiles. The kitchen offers a Siemens 5 ring Electric Hob, Bosch Double oven, Hoover wine cooler, Montpellier integrated dishwasher, large integrated Siemens fridge with Freezer compartment to the top and plenty of spacious cupboards and storage drawers. The kitchen leads to an open plan living area, which provides plenty of natural light and views of the garden and decking provided by a plethora of French doors, windows and Velux skylights. The focal point of the room is an impressive, suspended log burner which hangs majestically over a tiled hearth. The right wing of the house leads you to 3 ground floor bedrooms, the first is a twin room with a large walk in wardrobe, a large double bedroom, and a Master Ensuite bedroom. The Master room offers French doors to a private decked area guarded by tall bamboos and various well established hedges and bushes. A walk in wardrobe with ample storage with a window facing out to the front of the property. The spacious ensuite offers a bath with shower over head, large vanity unit with plenty of storage, wc & bidet. Also on the ground floor is a spacious wet room, with a large rain shower head, wc & basin. The bespoke Oak curved staircase in the hall leads up to the first floor mezzanine which could be used for a variety of purposes including quiet room or games room, beyond here a door leads to the 4th , large double Bedroom with superb views of the Malltraeth Estuary, Llandwyn Island and lighthouse over at the Blue Flag Beach of Newborough and beyond..
