This charming home in Boalsburg is biking distance to historic Boalsburg & minutes from downtown State College, Beaver Stadium & 1,000's of acres of State Forest (Hiking, camping, fishing). Some of the many features of the home are the newly renovated bathrooms, the open kitchen/living room, & total privacy & amazing views from the oversized deck! Have fun and relax; the house has a fire pit, ping pong table, shuffleboard, board games and puzzles! The space Better than new! All bathrooms have been fully renovated with tile showers and updated vanities/fixtures. Updated flooring, paint, furniture and mattresses are just some of the amenities you'll enjoy. There are 5 true bedrooms and 7 total beds (4 Queen beds and a Bunk bed with 2 twins + a twin trundle). One bedroom "The Studio" has a completely separate entrance and full bathroom...plus access to the back deck. A perfect place for a retreat for anyone who wants some privacy away from the main home. The granite kitchen features stainless appliances a tile backsplash and is open to the living room and small dining room. The finished lower level is the place to watch a game or movie on the 72 inch TV with L-shaped couch and mini-bar. We also have a ping pong table, cornhole, shuffleboard, firepit, gas grill, laundry and playset on property! Just minutes to historic Boalsburg (Restaurants, coffee shop, yoga studio, shopping). Very close to Rothrock State Forest (hiking, biking, camping) , University Wine Company, JL Cidery and Boal City Brewing and less than 5 miles to Downtown State College and Beaver Stadium. Guest access The entire property is yours to enjoy! We have wonderful neighbors, some with small children. We appreciate your being considerate of quiet hours, especially if using the deck or firepit. Firepit: There is additional firewood in the black and yellow totes underneath the swingset. If you need more wood please ask. The township requires that all fires be extinguished no later than midnight. Other things to note Parking: The township does not allow street or grass parking. There are 6 spaces at Hotel Happy Valley (2 in the garage + 4 in the driveway. If you have more than 6 vehicles please make accommodations off site . Firepit: There is additional firewood in the black and yellow totes underneath the swingset. If you need more wood please ask. The township requires that all fires be extinguished no later than midnight. The kitchen is ready to use with silverware, plateware and accessories. Feel free to message for a full list. Indoor fireplace operation by permission only Dining area should be able to accommodate 4 at the table and another 4 at the kitchen counter. We will potentially allow more than 11 guests but must approve. There is a $75 per night fee for each person over 11 total guests.
