The main house features four bedrooms and three bathrooms, with flexible sleeping for up to 12: three king beds and a queen bunk bed. The River Casita adds full bunk beds with a private bathroom and mini-fridge, while the Road Casita provides two spacious bunk setups (king/queen and queen/queen) along with a trundle bed sleeping an additional two people. Enjoy the sparkling pool and hot tub, plus direct views of the spring-fed San Marcos River. While our dock is being rebuilt (with completion in April 2026), river swimming and activities are easily accessible via public access just 3 minutes away. Bonus amenities include a private functional fitness gym, playground, trampoline, and fire pit — everything needed for memorable group stays. SLEEPING & LAYOUT • Main house with shared living, dining, and kitchen (sleeps 10) • Two separate private casitas for added space and privacy (sleeps 4 and 10 respectively) • Ideal for multi-family groups, retreats, or mixed-age gatherings (comfortably sleeps 24) Quiet hours and occupancy limits are strictly enforced to protect the property and ensure a peaceful experience for neighbors and guests alike. If disturbances occur, we may cancel your reservation without a refund. Pests We live in the country but have pest control services that monitor the estate. Seasonally, there may be bugs, however we have left insect repellent in the wooden cabinet when you first walk in the front door. Guest access Guests can use the entire property.
