Welcome to our bright and airy, well equipped two bedroom terraced home tucked away amongst open plan gardens in a quiet corner of the Atlantic Reach resort, situated in the grounds of a 16th century manor. The property benefits from a south facing patio to the front with fields, grass and trees to the rear. Accommodation is laid out over two floors with an open plan lounge/kitchen/diner to the ground floor and a double and twin bedroom on the first floor with shower room (with basin and toilet) The space An ideally located clean and comfortable base from which to explore Cornwall with the option to use the on-site cafés, The Manor Arms (pub/eatery), tennis courts, “teen den” and children’s play area all just a short walk away should you be tempted along with payable crazy golf, laser tag, segway and slip n slide. Please note that as this booking is for accommodation only you will not have access to the pools and gym and we have no control over the availability of the other facilities advertised. There is free parking on site along with electric charging points (charging of vehicles is not possible/allowed from our accommodation). There are also laundry facilities on site. The property benefits from a south facing patio with table and seating to the front and grass, fields and trees to the rear. The accommodation is laid out over two floors with an open plan lounge/kitchen/diner to the ground floor accessed via patio door and a double and a twin bedroom on the first floor along with a shower room (with toilet and wash hand basin). Please note AirBnB use the pre-set title of "Bathroom" but this property only offers a shower room. We provide free wi-fi (upgraded 2025) to our guests but we must stress Cornwall is notoriously famous for its poor signal! Free wi-fi is also offered in the café area. Shower and face towels are provided along with bedding. Heating and hot water are included. Lounge: The lounge has an “L” shaped corner sofa and a chair, coffee table, cabinet with local maps and booklets and a unit housing the Smart TV, dvd player, wifi unit and various board games. Spotlights to the ceiling with occasional lamps, sockets/usb ports, decorative battery tea lights, radiator, blinds and curtains. Door to: Understairs cupboard: Housing coat hooks, shoe rack, clothes airer, iron and ironing board, vacuum, floor mop, etc. Tablecloth, parasol for outside table and sun chairs. Kitchen/Diner: The kitchen is well equipped with the usual crockery, cutlery, utensils, saucepans, frying pans, cafetiere etc along with a microwave, fridge/freezer, toaster, kettle, slo-cooker, air fryer, oven and hob. Tumblers, beer, wine (and gin!) glasses. The dining table seats 4 and overlooks the grassed area/field to the rear frequented by the local squirrels, birds and cows! Blind to window, radiator and stairs to: Landing: There is a safety gate at the top of the stairs (but not at the bottom), full length mirror and doors leading to: Double Bedroom: Double bed with bedside cabinets, ceiling spot lights, table lamps and reading lights. Wardrobe with hangers, chest of drawers, radiator, sockets with USB ports, hairdryer, mirror, blinds and blackout curtains – window to front of property. Twin Room: Two single beds, bedside cabinet with reading lights and dimmable table lamp, ceiling spot lights. Full length wall mirror, wardrobe with hangers and shelving unit. Sockets with USB ports, radiator, mirror, blinds and blackout curtains – window to rear of property. Shower Room: Toilet, hand wash basin, shower cubicle with sliding glass doors, electric shower, wall mirror, heated towel rail. Please note there is not a bath in the property. Smoke detectors are located in the kitchen area, on the landing and in each bedroom as per current fire recommendations along with a heat detector in the kitchen area. As there is no gas to the property a carbon monoxide detector is not required. A fire extinguisher and blanket is also readily available in the kitchen area along with strategically placed emergency lighting throughout the house. Being centrally located the property really is in an ideal spot for exploring all Cornwall has to offer with Newquay being just a 15 minute drive away along with Padstow, Crantock, Holywell Bay, Port Isaac, Mevagissey, Eden Project etc within a 20-30 minute car journey and even St Ives, Land’s End, St Michael’s Mount, Tintagel etc all very easily accessed for a leisurely day trip out. Guest access You will have exclusive use of the whole property during your stay. Other things to note Our house is situated on a family park and site rules deem hen and stag parties to be inappropriate.
