*30 night minimum due to local regulations* Rest easy in our quiet 4/3 duplex just 20 minutes from downtown Dallas. If you're looking for an affordable place to stay for an extended period of time, you've come to the right place! This is a shared house, where the other rooms are rented out via Airbnb or long term lease. You'll be sharing the laundry, kitchen, and living room with all four guests, and the bathroom with one other guest. This is the perfect space for an affordable mid term stay! The space This house is in a quiet little neighborhood with a greenbelt behind the house, nice for walks in the evening or sitting out on the porch. We'll be in the house for maintenance, turnovers, and cleanings and live close enough that we can pop in if anything goes wrong with the house. Guest access You'll have access to your room, laundry, kitchen, and living room. The living areas are shared and we ask that you be mindful of those who are sharing those spaces with you and always clean up after yourself. You'll be sharing the bathroom with one other guest, so be mindful of that and keep things sparkly! During your stay Please communicate with us as much as possible - when in doubt, ask! We want you to feel welcomed and comfortable, but also that you have your privacy. Other things to note No pets, parties, smoking, or illegal drugs, and no extra guests. Any daytime visitors must leave by 8pm. Someone (whether that is me or someone I hire) will be coming to the house once a month to clean the common areas, but you are expected to maintain your own room, and the bathroom and kitchen for the duration of your stay. Rule of thumb – if you make a mess, clean it up. Use a dish, wash it and put it away. If you leave it out to dry, remember to put it away again later. Don’t let things stack up for others to take care of. If you use the dishwasher, that is fine, but you guys have to find a system that will work for everyone if the dishwasher is being used. Don’t let just one person put all the dishes away every time – share the load! Trash days are on Wednesdays – every week, someone in the house will need to roll the trashcans out to the curb and roll them back in at the end of the day. I will probably ask you guys to take turns with it, but if you see it hasn’t been done yet, please do it! I will replenish cleaning supplies, toilet paper, paper towels, coffee and creamers. Feel free to shoot me a message if you notice the house is running out of something. The patio is a lovely place to hang out – we just ask that you never leave the cushions out on the chairs after you’re done. Put the cushions back in the weather-proof box to avoid them getting soaked and gross every time it rains. Everything is labeled and you have designated spots for your food and storage items based on your room number. Please stick to these designations, because when room turnovers are done everything that is left behind by a guest will be thrown out or taken – so if you put your leftover lasagna on someone else’s “land,” it might just get tossed ☹ Mail – unless you’re a long term guest, we prefer that you not have mail sent here. However, sometimes Amazon delivers to the mailbox instead of the porch. In this case, there’s a key hanging on the hook by the door for the mailbox. When you go out the front door, cross the street and head to the mail boxes on the left. Ours is number 7 – if there’s a larger package, they’ll put a key inside our mailbox that opens one of the larger boxes on the right. If there’s any mail that’s not yours, bring it in and put it in the mail holder above the hanging keys and we’ll take care of it later. Thanks!
