Note: Severe weather may impede performance of tv antenna and internet. 1 master bedroom with a king bed, an attached bath, laundry, 55" tv and an amazing view of the Brazos River! 1 standard bedroom with a king bed and a 65" tv 1 standard bedroom with a queen bed and a 65" tv The standard bedrooms share a brand-new luxury bath. - All rooms include luggage stands for your convenience. You will have a dedicated coffee bar and separate gourmet kitchen well stocked with pots, pans, plates and pretty much everything you will need if you want to cook at home. There is plenty of seating at a custom high-top bar/table and lounging area with brand new Italian leather couch, love seat and chair with a great view of a 75" tv. The home has a tiki bar hang out area with plenty of seating that will amaze you with exceptional views of the Brazos River! Dedicated work area outlets in the Tiki Bar. The property has a private dock with kayaks, peddle boat large back yard, hammocks and a great space to play corn hole or croquet (provided). Additionally, there is a large custom fire feature. The back patio has a gas BBQ and Adirondack chairs. Various games such as cornhole and Jenga provided. Guest access Entire house, private dock and property are yours to relax in. There are no shared or community spaces. Other things to note Please read the house rules prior to booking. For security purposes there are (2) outdoor cameras and NO cameras in the house. MAX 6 PERSONS on the property. This includes overnight guests and friends combined. We strive to give everyone a 5-Star experience so please respect this rule. NO INDOOR VAPING/SMOKING. ********************************************************** Riverfront, Dock, Kayak & Canoe Liability Waiver and Assumption of Risk NOTICE: This property is located on the river. By booking this property, checking in, or using the dock, riverfront, kayaks, canoes, or any outdoor amenities, the Guest acknowledges and agrees to the following: 1. Assumption of Risk Guest understands that use of the river, shoreline, dock, kayaks, canoes, and other outdoor amenities involves inherent risks, including but not limited to: Slips, trips, and falls Drowning Swift or changing water conditions Submerged objects and debris such as logs Wildlife including but not limited to Alligator Gar and insects Weather-related hazards Equipment failure or misuse Injury, illness, permanent disability, or death Guest voluntarily assumes all risks associated with these activities for themselves and every member of their party. 2. Use at Your Own Risk The dock, riverfront, kayaks, canoes, and all outdoor amenities are used entirely at the Guest's own risk. The Property Owner does not provide supervision, lifeguards, guides, or water safety personnel. Swimming is discouraged due to unknown water quality, mud reiver bed and submerged objects and debris such as logs 3. Children Children must be supervised by a responsible adult at all times. This additionally includes while near the river, dock, shoreline, or while using any watercraft or other water activity. 4. Life Jackets Properly fitting U.S. Coast Guard-approved life jackets (provided) should be worn while using any kayak or canoe. Guests are responsible for ensuring they know how to safely operate the equipment before use. Lifejackets should further be worn if during swimming or other in or on water activities. 5. Guest Responsibility Guest agrees to: Use all equipment safely and responsibly. Never operate a kayak or canoe while impaired by alcohol or drugs. Follow all applicable laws and water safety regulations. Inspect equipment before each use and discontinue use if any damage or unsafe condition is observed. Return all equipment in the same condition in which it was provided, excluding normal wear. Guests are responsible for any loss or damage resulting from misuse or negligence. 6. Release and Hold Harmless To the fullest extent permitted under Texas law, Guest, on behalf of themselves and all members of their party, hereby releases, waives, and agrees to hold harmless the Property Owner, property manager, and their respective owners, employees, contractors, and agents from any and all claims, demands, causes of action, damages, losses, liabilities, costs, or expenses arising out of or relating to the use of the river, shoreline, dock, kayaks, canoes, or other outdoor amenities, except to the extent caused by gross negligence, reckless conduct, or intentional misconduct where such liability cannot be waived under applicable law. 7. Indemnification Guest agrees to indemnify and defend the Property Owner against claims brought by any member of the Guest's party arising from that person's use of the riverfront, dock, kayaks, peddle boat,canoes, or outdoor amenities, to the extent permitted by Texas law. 8. Property Damage Guest accepts responsibility for damage to the dock, kayaks, canoes, paddles, life jackets, or other property caused by Guest or members of Guest's party beyond ordinary wear and tear. 9. Right to Restrict Use The Property Owner reserves the right to prohibit use of the dock, kayaks, canoes, or river access due to unsafe conditions, high water, severe weather, equipment maintenance, or Guest misuse. 10. Acceptance By completing the reservation, checking in, or using the dock, riverfront, kayaks, peddle boat, or related amenities, Guest acknowledges that they have read, understood, and voluntarily agree to these terms and accept all associated risks.
