The four (1 king, 4 queen) bedrooms are located on the 1st floor so no need to climb stairs, a loft and second bathroom is on the 2nd floor. There are two futon/sleeper sofas on the 1st floor and provide additional sleeping options. Explore the Area: Discover the trendy Rice Village and Montrose neighborhoods, known for their vibrant atmosphere and trendy shops. The proximity to the Texas Medical Center, just 2.8 miles away, makes our house an ideal choice for those seeking convenient access to top medical facilities, including MD Anderson. Note: We DO NOT allow parties, smoking, or pets on the property. Please see House Rules for additional details. Guest access Guests will have access to the entire home during their stay. Guests are provided a unique code upon check-in to access the home. A driveway can park 2 vehicles and there is plenty of shaded parking on the street if needed. Other things to note This home is outfitted with everything you'll need, including supplies for cooking, laundry, and extra linens. We strive to ensure our guests are as comfortable as possible and look forward to hosting you! Other things to note We are happy to accommodate big groups such as bachelorette groups, you can relax and enjoy the house and its amenities. However; loud parties are NOT allowed and unregistered guests are NOT allowed. We will escalate all violations to the Trust and Safety team at AirBNB and potentially local law enforcement. Violation of this rule will lead to immediate eviction with no refund and a $2,500 fee. Community Disturbance Policy It is important that those who use Airbnb are respectful of local communities. That respect includes trying to avoid disturbing neighbors with disruptive parties, events, noise, or other disruptive behaviors and actions. Please be respectful of the neighbors and observe quiet hours, help us be good neighbors. Must be 28 years old or older to rent. We have a motion-activated security camera on the front,and one facing the backyard. The cameras will be turned on and recording during your stay. Disconnecting these will result in a service call to handyman so service can be restored. The average cost of $249 per service call. Repeated instances of disconnected devices may result in additional charges and/or cancellation of reservation without refund. No smoking or vaping allowed INSIDE the property or within six feet of entrances. Smoking violations will incur a $799 fee per occurrence and an eviction warning. Repeated violations may result in termination of reservation without a refund and eviction. Pets are not allowed. Please be respectful of these settings. We provide a toiletry starter kit for your convenience. Guests are responsible to purchase additional toiletries and supplies for the duration of their stay. We use organic and standard cleaning supplies which may or may not have fragrances. Please plan accordingly. MAXIMUM OCCUPANCY- The maximum number of overnight guests is limited to Sixteen (12) persons at all times and must be disclosed at time of booking- IF YOUR GROUP IS MORE THAN 12 PEOPLE, PLEASE CONTACT ME TO DISCUSS POTENTIAL ACCOMMODATIONS . Violation of the occupancy rule will be considered a party and result in immediate eviction with no refund and $2,500 fee per the description of paragraph (1). Only registered guests are allowed in the property. All guests should be registered at reservation time, if you need to add guests to your reservation, please reach out and inform us so we can amend your reservation. Please be upfront about the number of guests in your reservation. We operate on a very transparent basis and desire the same from our guests. Thank you in advance for your understanding and cooperation. Violation of this rule will result in immediate eviction without refund. With that said, feel free to invite friends and family to hang out, have dinner, or enjoy the amenities. Late/Emergency Cancellations -- Please be advised: the host will not be financially responsible and thus will not issue refunds for cancellations made 1) for non-refundable bookings 2) on or after the date specified in the cancellation policy. Last minute weather issues, family emergencies, travel plan changes are unfortunate, but a risk that the renter is liable for should they occur. Thus, we highly recommend travel insurance. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guest. If you are staying at the house Monday or Thursday nights please roll trash bins to the curb for pick up on Tuesday morning. Once, trash is picked up please roll back bins. -Children must be supervised at all times. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. At the end of the TERM, guests must leave house in same condition it was found. Tenant will be held liable for any damage or missing items. If damage is noted upon check-in please notify owner via Airbnb immediately.
