The space We want to ensure clarity regarding our expectations upon your booking to minimize any discrepancies. Here are the key points: 1. Rental Policy: We do not offer rentals to locals Minimum rental age is 25 2. Communication: All communication will occur on the Airbnb platform for transparency. Phone calls or texts are available from 6 pm to 8 am. For life-threatening issues, please call 911. During 6 pm to 8 am, refrain from contacting Airbnb and requesting to speak to the HOST, as we also need rest. 3. House Rules: Our rules are strictly enforced. 4. Accommodation Details: The house is prepared for the maximum number of guests allowed. - Bedding: Please refrain from removing the mattress and pillow protectors. Bed setups include: * King-sized bed: King quilt blanket, 2 king-sized pillows, 2 standard-sized pillows. * Queen-sized bed: Queen quilt blanket, 2 standard-sized pillows. * Full-sized bed: Queen quilt blanket, 2 standard-sized pillows. * Twin-sized bed: Twin quilt blanket, 1 standard-sized pillow. - Bathroom provisions include towels, washcloths, hand towels, bathroom rugs, toilet paper, and shampoo/conditioner. - Kitchen supplies consist of paper towels, a clean dish sponge, dish soap, kitchen towels, and adequate kitchenware and serving ware for the maximum guest capacity. Please note we do not provide specialty cookware or serve ware. - Cleaning supplies are provided, and guests are encouraged to notify the host if any items are missing. Supplies are provided for at least 3 days, and guests should purchase more if needed. 5. Lawn Maintenance: Weekly lawn service is scheduled and posted in the Welcome Guide. The lawn care company does not notify guests of their service. 6. No Refunds for: - Unforeseen repair or maintenance issues. The host will promptly respond with details on issue resolution. - Unforeseen weather affecting pool or yard cleanliness. - Presence of bugs in the house, as bugs are common in Florida due to the climate. Here are the terms, house rules, and important information to help you make the most of your stay: Payment and Cancellation Policy: Payment and deposit processes are handled through Airbnb or VRBO. Please note that BTBR only receives payment upon your arrival. Our cancellation policy requires a notice of 5 days prior to your scheduled arrival date. Full refunds for cancellations made less than 5 days before arrival are subject to Airbnb policies. Check-In and Check-Out: Check-in time begins after 4:00 PM. Please plan your travel accordingly. You'll receive a text with a key code and access information around 4:00 PM on your arrival day, ensuring a seamless entry. We kindly ask that you refrain from arriving at the property until you've received this communication. Please note, early check-in may not be available during peak seasons. For any exceptional cases, we'll communicate in advance. Check-out requests beyond 11:00 AM may be granted with prior approval, subject to a ½ day’s rental rate charge. Rental Restrictions: Primary renters must be a minimum of 25 years old. All guests must meet this age requirement unless accompanied by the primary renter. Guest Expectations and Departure: Guests are considered transient tenants during their stay. Failure to adhere to rules, disturbances, or any actions deemed detrimental to the property by the owner or owners' agent may result in immediate eviction upon written or oral notice. Refusal to vacate is a violation, and law enforcement will be called if necessary. All monies paid will be forfeited. Additional Guests and Smoking: Only registered guests may stay overnight in the property. Smoking indoors is strictly prohibited. If evidence of smoking is found or the property smells of smoke, a $500.00 fee will be charged and reported to Airbnb or VRBO. Pets and Events: Pets are not allowed without prior approval. No parties, events, or weddings are permitted on the premises without prior consent. Unauthorized events will result in immediate eviction and forfeiture of funds. Property Care and Maintenance: Please keep the property and furnishings in good order. Do not move indoor or outdoor furniture, except for sun lounge chairs. Smoking is strictly prohibited indoors. Pool towels are provided; please return them upon checkout. Our professional cleaners will handle specific items like decorative pillows. Essentials and Supplies: For your convenience, we offer initial supplies such as toilet paper, paper towels, hand soap, dish soap, dishwasher detergent, laundry detergent, and trash bags. Additional supplies, toiletries, cleaning agents, and paper products are the responsibility of the guest. Storms, Construction, and Noise: No refunds will be provided due to storms, adverse weather, or construction-related noise. Please consider Trip Cancellation Insurance for added protection. Access and Privacy: Property managers may access the property for inspection, maintenance, or safety reasons with reasonable notification to ensure your comfort and security. Utilities and Services: Guests are responsible for addressing any issues with internet and WiFi service provided by Spectrum. Similarly, Duke Energy provides power, and guests should contact Property Manager in the event of an outage.
