Quiet country summer home

Get comfy in this updated home with all the amenities needed for having a great stay. You will also enjoy a fantastic outdoor living space. 30 minutes to Letchworth State Park. 30 minutes to Ellicottville. 5 minutes to Arcade to Attica Railroad tours. Guests have access to the Full House and Hot Tub, pool table and more Other things to note current pictures are just basically of what the house looks like. Updated pictures posted once all completed ,fully furnished and booking season begins! The space My home is a three bedroom one bath with a kitchen living room, laundry room. It has a balcony full yard does have a garage with a pool table. The balcony has a grill, hot tub table chairs, yard furniture also have a zip line and a fire pit. It is a private home in the country on a nice piece of land it’s a single floor home and it’s not huge it’s almost like a decent size cabin Imthe pics I posted are just basically to give you an idea of what the layout of the place is I’m currently working on furnishing and decorating the place and once I do I’ll post more pictures and I did list some or most of the amenities the home will have but when you book with us I will let you know of other things I can offer you to make your stay even better I did put 10 for the amount of guest, but I am honestly OK with having as many as you would like but I will ask a one time fee of 10 dollars for adults and five dollars for kids under 18 for every guest over the listed amount and the fee will cover the guest for your entire stay I also ask that you don’t go over bored and invite more then 30 adults unless we discuss the party your trying to have and it’s approved there isn’t a limit to the amount of kids the 30 adults bring as long as fee is paid for each child fee can be paid ahead of time or can be paid during your stay as guest arrive like I said I do live next door so for any get together over the listed amount of 10 guest I will provide you with wristbands as guest arrive and fee is paid so I’m able to know that the guest is part of your party and not a stranger wondering on to my property with a ton of kids running around freely it is also a convenient way to keep track of paid guest parking for a ton of guest can be discussed and arranged I do have a lot of property and I can also send pics or a video of the property and what to expect I’m also OK with Guest setting up tents for others people to stay also you may even be able to fits 2 campers nicely depending on how many cars your expecting this is the perfect place for a family reunion/family get together or family party maybe even a summer getaway camping trip I don’t mind the music just can’t be acting crazy enough to get cops called after 11 I expect my guest to be able to come have fun and not feel like they have to tiptoe on eggshells just be yourself. Have fun fireworks are OK as well during the Fourth of July holiday weekend we are very family, friendly people and don’t mind kids running around screaming we do live on the property next-door. We do have kids and dogs so you may see or possibly hear our children and possibly hear the dogs bark occasionally the dogs are not and will never be off a leash when somebody is renting out the house so you do not need to worry about that Plus, all of our dogs are amazingly friendly and if there is anything else you would like to know or ask about feel free to message me I can answer any questions you have
