The space Welcome, that's exactly how you feel when you arrive at Paradise Breezes, Delray Beach. Paradise Breezes boasts 3 spacious bedrooms upstairs, 2 full bathrooms, a separate laundry room with a full size washer and dryer and a balcony overlooking the pool and courtyard. The expansive Master Suite offers direct balcony access with tropical views and is nicely appointed with a King pillow top, flat screen TV, ceiling fan and a great walk in closet with a large dresser; no doubt you'll love to settle in here! The Master has an EnSuite with corner soaking tub, separate shower, double vanities and a linen closet. The 2 guest bedrooms are split from the Master Suite upstairs and the guest bedroom are separated with a bathroom in between. One guest bedroom has a King size pillow top and the other has a Queen pillow-top. Both offer plenty of closet space, hangers, 100% cotton linens, a ceiling fan and flat screen TV's. The living room, fully equipped kitchen and dining room are downstairs with a half bath and sliding doors that lead to the pool and courtyard area. There is a small, shaded seating area just outside of the glass french doors in the back, with a table and 4 chairs. Enjoy ping pong in the garage, putting on the green, a game of tiki-toss or cornhole, or grab a bike and ride through the tree lined path to watch the boats from the intracoastal bridge. Less than 2 miles to the famed Atlantic Avenue and a Delray Beach oceanfront seat, Paradise Breezes is in the Freebee zone! Many of our guests find they don't even need a car! The Cottage House is not included in this rental listing and will NOT be rented separately to another group during your stay. Paradise Breezes Cottage House, is a separate 700 sq ft. cottage, located on the front side of the courtyard, is a unique option, and great for families, singles, couples, your extra guests, adult parents traveling with you or au pairs to be close by in their own private space! The completely remodeled cottage sleep 2 adults (+ 1 child) comfortably and offers a full bathroom with a shower/tub combo. The sleeping area is just off the bathroom and offers a King pillow top bed with cotton linens. Your kitchen is separate from the living area, which is furnished with a flip open couch (Ikea Friheten, suitable for a small child), a 55" smart TV, separate high speed internet access, and a table with 2 chairs, providing an ideal, dedicated workspace for those who need to catch up on e-mails, or grab a bite between dips in the pool! On Beach Time Vacation Rentals requires Guest ID verification (all guests over 18-clear photo of person holding their ID), security deposit authorization with credit card ($600 deposit hold-not a charge) and short-term agreement w/pool waiver for access to the home. License #'s can be covered, NAME, PHOTO, DOB & ADDRESS must be visible. The last 4 numbers of the credit card should be covered before sending. As authorized by Airbnb, a link with the terms of the short term agreement for your review will be sent via the Airbnb chat where you can sign and upload your documents on our secure site immediately following your Airbnb booking acceptance, The short term agreement is available for your review, cancellation is accepted within 24 hours of booking. Id and credit card photo must match. No unregistered guests are permitted. 2. Bookings within 24 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given** Thanks for your understanding! 3. An outdoor security cameras is present on the exterior of the home and there is a ring doorbell at the cottage front door (The cottage is not included with this listing). Security cameras record video and voice, however they are not actively monitored. Cameras may not be covered or tampered with by guest. Owner/Manager reserves the right to view the cameras to verify guest count, or if any complaints are received. 4. 6 Adults Max 5. The Pool is heated to 85° December April. IMPORTANT: heating speed depends on the outdoor temperature. The heater will only heat the pool, 20° above the air temperature. The heater runs during daytime hours when the pump runs and the control panel is locked, for management use only. 6. Events hosted or Commercial Filming without owner knowledge will result in immediate termination of stay and loss of deposit. Events include but are not limited to Bridal/Wedding Showers, Birthday or Engagement parties, Girls/Guys Weekend, etc. ALL EVENTS/FILMING REQUIRE APPROVAL (if you're not sure, please ask) Any additional fees will be discussed based on the individual request. 7. Violations of the short-term rental agreement will result in termination of stay without notice or refund. 8. Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours. 9. Paradise Breezes has weekly pool service, and lawn service, and, monthly pest control services. You may see these vendors on site during your stay. Inside access is required for 5-10 minutes, for pest control services. If scheduled during your dates of stay, notice will be provided a day in advance; guests do not need to be present. 10. A few homes on our street are under construction- construction vehicles have been on the street and there may be a potential for noise on days they are working. On December 11, 2023-we found the home next door to us was knocked down. Updated Nov 1.2024 crews are working 2 and 3 properties west of us. 12.31.2024 no changes. UPDATE: 10.15.2025 They have broken ground next door and we expect workers to be on site for a few months. The home 3 doors down is nearing completion, the home 2 doors down appears to need the roof. No refunds or discounts will be provided due to neighboring construction. Updates will be posted here. Unfavorable reviews regarding construction are a violation of the house rules, there is always a risk workers will be on site. ____________________________ Rates are subject to change until confirmed with deposit. As of 10/25/2025 Airbnb fees are built into the nightly price you see. We have no control over their rate and the pricing is set based on the new "host only model". The cleaning fee is also included in the nightly rate and Airbnb collects 15.5 percent on the total. Palm Beach County Taxes ~ 13% mandated on all booking platforms.
