To ensure a safe, comfortable, and enjoyable stay for all guests, we kindly ask you to follow these house rules. These guidelines combine official building regulations with our own policies to protect both guests and the property. 1. Guest Registration & Access • All guests must provide valid IDs prior to arrival for security compliance. • Unregistered guests will not be allowed entry. • Visitors must provide valid IDs and require prior approval by and a prior registration through us (pure building registration at the front desk is not sufficient) ◦ Overnight stays are limited to registered guests (maximum occupancy: 2 guests). Visitors must leave before 10pm. ◦ Additional (registered) guests which are not booked through Airbnb will incur Php 1,500 per guest/night. ◦ Unregistered guests or visitors will incur Php 2,500 per person/per incident. If occupancy exceeds the limit, the fee increases to Php 5,000 per person/per incident. • Misrepresentation of guest count or visitor status will result in an immediate Php 5,000 penalty. Building security logs and concierge records may be used to verify compliance. 2. Occupancy • Maximum occupancy: 2 guests. 3. Check-In & Check-Out • Standard Check-In: 2:00 PM • Standard Check-Out: 11:00 AM • Early Check-In: Php 300/hour (subject to availability) • Late Check-Out: Php 300/hour (subject to availability) ◦ Unscheduled late check-outs: Php 600/hour • Please notify us upon check-out and ensure no belongings are left behind. 4. Keys & Keycard • Guests receive 3 keys (main door, bathroom, balcony) and 1 keycard (elevator) at check-in. • All must be returned at check-out. • Lost or damaged items: Php 2,000 each. 5. Parking (optional) • Parking space at B3 can be rented for: ◦ Php 250/day (short-term) ◦ Php 4,000/month (long-term) • Availability is not guaranteed, if required please send us a message for reservation. • Vehicle registration requires copies of driver’s license, Official Receipt, and Certificate of Registration. 6. Cleaning & Maintenance • Extra cleaning during your stay can be arranged for an additional fee. • Please report any damages or issues immediately. Guests are liable for broken, stained, or lost items. 7. Smoking, Vaping & Alcohol • Smoking and vaping inside the unit are strictly prohibited. ◦ Fine: Php 5,000 for odor restoration + Php 1,000 building fine. • Alcohol consumption inside the unit is prohibited. ◦ Fine: Php 10,000 under building rules. 8. Pets • No pets allowed. ◦ Violation: Php 5,000 + cost of damages. 9. Appliances & Utilities • Plug in only what you use; unplug after use and before check-out. • Turn off lights, AC, and water heater when not in use.   10. Balcony Use • Hanging clothes on the balcony is strictly prohibited under building rules. • Penalty: Php 1,000 for violations. • Please use the designated area behind the AC unit with the hanger provided. 11. Parties & Events • Parties and events are not allowed. ◦ Fine: Php 5,000. 12. Security • Lock the door whenever you leave the unit. • We are not responsible for lost items. • Negligence causing security issues: Php 2,000 fee. 13. Pool & Amenities • Amenities (gym, sauna) may be unavailable due to maintenance without prior notice. • Pool closed every Monday for cleaning. • Please note: Amenities require upfront registration at the concierge 14. Noise & Disturbance • Keep noise at a reasonable level. • Loud music or disturbing neighbors: Php 1,000 fine. 15. Garbage Disposal • Segregate garbage: ◦ Green bag: Biodegradable ◦ Black bag: Non-biodegradable • Disposal schedule: ◦ 6:00 AM – 9:00 AM ◦ 10:00 PM – 12:00 AM • Use service elevator to Basement 1 Trash Bin. • Improper disposal: Php 1,000 fine. 16. Illegal Activities • Gambling, drugs, weapons, or immoral acts are strictly prohibited. ◦ Fine: Php 10,000 + report to building management.   Notice on Amenities While we strive to provide all listed amenities, occasional maintenance by building management may occur without prior notice. We will inform you promptly and minimize any inconvenience. Important Definitions • OR (Official Receipt): Proof of payment issued by the seller or service provider for a transaction. • CR (Certificate of Registration): Document issued by the Land Transportation Office (LTO) certifying the legal registration of a vehicle under the owner’s name.
