Situated in the heart of Bankstown, on a wide quiet street. The home has 5 bedrooms, 3 bathrooms and a private garden. Kitchen, breakfast station and laundry fully equipped. Shared driveway and free street parking available. The space The Ave Group have done an amazing job fitting and styling our home. Beautifully styled with all your comforts in mind. The home boasts 1 bedroom downstairs for your convenience and 4 extra large spacious bedroom upstairs. Each one luxuriously furnished to relax and rest in. All hotel quality 5 star bedding and linen. Bedding configurations include; •1x King bed in master •3x queen bed upstairs •1x double bed downstairs We also have up to 4 single roll out beds that can be set up for reservations above 10 guests. *Single roll out beds will only be set up on request, subject to availability & will incur extra fees. *Single roll out beds are just simple fold out foam mattresses, but will be lined with appropriate linen, down feather doona & pillows. Huge luxury marble kitchen fully fitted with all the necessary appliances, perfect for a chefs delight. Appliances include dishwasher, gas stove, oven, microwave, fridge with freezer, rice cooker, slow cooker, air fryer, double sized toaster, electric kettle, coffee pod machine and more. Alfresco area can be closed up for your comfort, or opened up to a beautiful manicured garden outdoor space, perfect for your rest and relaxation. Plenty of separate seating and nook areas for your luxury enjoyment. The home is equipped with a separate coffee and breakfast station, great for busy mornings. Laundry and dishwashing supplies ready at hand for you to keep clean and stay hygienic. These spaces have been designed to offer a relaxing experience for the entire group during your stay. This pocket of Bankstown where we are in is considered one of Bankstown’s golden streets. It’s a very close drive to several train stations but not too close to the hustling. It’s in the centre of Sydney, thus any specific areas or attractions north, south, east, west will be accessible. Guest access Entire Place; except for the garage, and separate side walkway path that leads to other properties. Please do not venture into areas that are off limits, even if it’s accessible. There are active security cameras, security sensors and motion detectors in off limit zones. We will and have walked people off our property for any house rule violations. This is to ensure privacy and safety for all guests, tenants, visitors and staff. Other things to note Below are our in-house rules that we strictly apply and execute to enable the upkeep of our home. By booking our property, you have read and agree to our house rules. As a guest you would expect a comfortable, clean & safe space for your stay. For us to provide this, as a host we can only welcome respectful guests to enable us to do so. Transparency is definitely valued! This is our home, our space, our sanctuary and we hope you will love your space when you’re here as much as we have poured love into it ♥️ Accountability The booker is solely responsible for the entire group. The booker and staying guests must be registered by sending ID verification details as required prior to check in. All visitors of guest must also be approved and ID verified prior to your stay. Visitor Limits & Curfew We do not accept any visitors to the property or in our home without our consent or knowledge. Thus, for the safety of all our guests, tenants and staff; *All visitors must be approved AND ID verified prior to your stay *Open invitation visitors, offensive behaviour or excessive alcohol consumption displayed will not be tolerated *There is a maximum limit of 16 people in the home at any given time, this includes the total of visitors and paying guests. For eg 10 guest + 6 visitors means the limit has been reached. *Visitors past 10pm will refer back to ‘Extra Guests’ policy. Extra Guests Ensure accurate no. of guests & age groups are registered upfront. To keep prices affordable for smaller groups linen & bedrooms will be made available according to number of guests booked. *Each 2 guests booked will be allocated 1 room, eg. 6 guests will equal to 3 rooms. *If you require extra rooms made available please advise at reservation. *extra linen fees apply* *Higher fees will apply for later added guests at an additional rate per person per night* **Any closed off bedrooms will not be made available to any other groups, thus you still have the whole house to yourself. **Unregistered unapproved guest violations will result in entire group being asked to leave the property and your stay cancelled, no refunds. Events -Any approved events; gatherings, birthdays, ceremonies, extra visitors onsite etc must be approved prior to your reservation -All approved events will have an ‘Event Fee’ -An ‘event’ is anything deemed event by host, at host’ discretion, thus if you’re in any doubt or have any questions best to ask upfront :) Security Cameras *There are active external security cameras for the safety of our guest, visitors, staff & tenants. Specifically pertaining to this property there; *Active camera facing front of house, detects all entry/exit. *Active camera in enclosed outdoor alfresco space facing rear of property. Furniture moved OR guests sleeping here will be detected. Closed Off Areas May have active tamper detectors, security cameras and or sensor/motion detection alerts. Please do not venture into closed off areas (even if left open) and/or attempt tampering with locks/gates/doors where you are not authorised.** **Noise decimal monitors outside property may be in use to prevent any gatherings generating noise complaints from neighbours **We will and have walked people off our property for violating house rules Long Term Stays -Long term stays are welcomed with huge discounts -Long term stays will have site visits to ensure guest’s comfort, basic toiletries topped up and see that the home is kept in same condition as day one -It is the guests’ responsibility to upkeep the home’s hygiene or we will organise weekly cleaning service for you at a fee. Respect Our Home As Yours We welcome you to treat and use the home as your own, thus please consider: • Turning off aircon, appliances, lighting, stove when leaving the property • NOT rearrange or move anything in our home without approval • If used, dishes must be rinsed and loaded into dishwasher before check out • Respect our lovely Neighbours by keeping the noise down after 9pm • Unauthorised parties and events are not allowed • Smoking strictly prohibited inside the property (includes balcony) OR on manicured synthetic lawn. Any evidence of smoking will result in a fine of $150 per cigarette butt & more • Stains, makeup or soil left on towels, furniture, mattresses, linen, cushions, rugs, carpet etc will incur additional treatment or cleaning fees. Our home is a ‘shoes off’ home. We hope you appreciate that’s how we keep clean :) There is shoe storage both outside the front porch and inside behind the front door for your convenience :) Please remember we are not a hotel, establishment or venue. This is our home, we have opened up to host, to offer you our space during your stay. Please respect our hygiene standards, our belongings and most importantly, we hope you love our home as much as we have poured love into it.
