Description

Farm cottage tucked away in a rural idyll, this haven of peace is surrounded by panoramic views and situated in the middle of a working farm. You will only have sheep, perhaps some cattle and plenty of wildlife for neighbours. A car is recommended, you will be a 6 minute drive from the village of West Linton which is in easy reach of Edinburgh and the Scottish Borders. There are plenty of scenic walks from the doorstep or relax and enjoy the woodburning stove and the views. The space 1 xMain en-suite king size bedroom on ground floor (with shower room). 1 xTwin room on ground floor. 1 x Main bathroom with roll top bath and hand held shower on ground floor. open plan kitchen and living area with panoramic views, access onto wooden decking area. Up stairs to a sleeping loft with reduced headroom - ideal for children, this area has no closing door, one single bed and one pull out small single bed. Storage cupboards and washing machine located in hallway. Heated lockable shed with tumble drier, ideal for storing muddy equipment/bikes etc. Guest access Entire house and shed at your disposal. Other things to note The cottage is located up a farm track, it can be muddy and a little bumpy at times. Glorious walks right from the door, it is quite possible to walk to West Linton Golf Club (20 mins) or even West Linton village avoiding the busy A702 - a walk which will earn you a good feed in the Gordon Arms Hotel or the Pyet Deli. I have added some photo's of the view from the front of the cottage which now has visible a sand quarry plant under construction. The plant is still well away from the cottage and is a minor impact on the overall view, but please be aware of its presence. The 3rd picture is a 'zoomed' image and gives better understanding of what is visible but not how distant the plant actually is. Any questions do please ask.
