To help you plan the perfect stay, we include an exclusive area guide with every booking. Sip a cold longneck at Gruene Hall, float the San Marcos River at night in clear kayaks, or catch a concert in a cave. Perfect for families or groups, our spacious 4,000-square-foot, 6-bedroom, 4-bathroom home offers comfort and entertainment at every turn. The house is best suited to sleep 16, with the 16th guest on a gel memory foam-topped XL cot. We will allow up to 18 by request only. Additional guests will be provided XL cots padded with comforters instead of toppers. Not ideal, but it'll do in a pinch—and we're happy to make it work. Unwind in the roomy living area stocked with games and movies, or cook up a storm in the well-appointed kitchen (if you need it, we’re confident you’ll find it!). If you prefer takeout, use your exclusive area guide for the best local spots. Need to work? A dedicated office with a Bluetooth printer awaits. Need to work out? Head to the mini gym—complete with treadmill, ab machine, and smart TV. Or skip both and relax in the cozy library with a gripping read and a glass of wine. There are five dedicated bedrooms, plus the aforementioned office which has a gel memory foam–topped futon and can serve as a sixth bedroom if needed. All dedicated bedrooms have smart TVs, Echo Dots, and conveniently located plugs and/or bedside USB outlets. All four full bathrooms come stocked with hair dryers, shampoo, conditioner, body wash, makeup remover wipes, and floss sticks. 🧜‍♀️ THE MERMAID ROOM Spacious queen bedroom with a private patio, writing desk, and en suite bathroom with a tub/shower combo. A roll-away twin bed (with bedding) is available in the closet if needed—or we can set it up for you prior to your arrival! 🦚 THE TAPESTRY ROOM King-sized comfort with a private sitting area just outside the door. Includes an en suite bathroom with a tub/shower combo. This room and its bathroom are not on central AC but have window units that get cold fast. A second roll-away twin is also available, as well as a foam-topped XL cot. 🐦 THE BIRD ROOM Upstairs queen + twin room with a private deck, mini fridge, Keurig coffee maker, and en suite bathroom with a shower. It’s on central AC, but a supplemental window unit helps keep it extra cool. ✍️ THE WRITERS ROOM Queen + twin combo with patio access and a writing desk. Shares a full tub/shower bathroom with the Yellow Room. 🌼 THE YELLOW ROOM Two extra-long twin beds make this a cozy option for kids or friends. Shares a full bathroom (tub/shower combo) with the Writers Room. Outside, experience poolside bliss, unwind in the hot tub, or dance under the stars on your private backyard dance floor. Explore the “haunted” mermaid trail (complete with a spooky set at the entrance!), roast marshmallows at the fire pit, or root for your favorite team on the 85’’ patio TV. Visiting over the holidays? Expect to find everything you need to host a memorable meal. And if your stay falls on Christmas, the house will be dressed in lights and a mermaid tree, plus personalized stockings for your whole crew! At Casa Sirena del Lago, we go the extra mile—so you don’t have to. Your cleaning fee covers everything! No checkout chores, no laundry lists. Just pack up and go. We wash all bedding after every visit—not just sheets and towels, but every duvet, quilt, blanket, and throw. (FYI: many Airbnbs don’t.) We also rewash all flatware, cups, and glasses. The BBQ pit and flat griddle are cleaned between guests, so they’re in the best possible condition for your use. We have a professional pool service that keeps the pool sparkling and a top-notch cleaner for the interior. It takes 2 - 3 full days to flip it to our standards, which we're told are exceptionally high. We know what we want when we book an Airbnb—and we’re committed to delivering nothing less for you. Please Note: Due to the ongoing drought, grass coverage is minimal—but there’s still plenty of open space to enjoy! Casa Sirena del Lago is located in a residential neighborhood, conveniently close to 306. During peak traffic hours, some road noise is possible, but the pool’s spillover and patio sound system help keep it to a minimum. There is cactus in the pool flower bed. Please use caution with children and inflatables. Guest access Guests will enter the house via a smart lock code. Unless requested, we won’t be there to greet you because we know you’re ready to start your vacation, but if you need anything at all, we’re a message away! You’ll have access to the entire place, minus the garage and a few locked closets. Outside, almost two acres of fenced land are yours to enjoy. You are welcome to take up the entire driveway, ensuring you have plenty of room to park your vehicles/boats/trailers/etc. Other things to note 1.
