Relax at our guesthouse, aka the "Penthouse" on the York River! This cozy space features: 2 queen bedrooms, loft w/ 2 twin beds (great for kids), one full bath, well stocked kitchen and a laundry nook with an LG ThinQ washer/dryer combo. There's more outside! You have your own PRIVATE dock (sink w/fresh water), beach area, 2 kayaks, fire pit, Charcoal BBQ, games and large grassy backyard. Perfect for riverfront fun, sunsets and making memories. See below for more details: The space A Little About the Home: The main living and kitchen area features a beautiful vaulted ceiling that gives the space an open, airy feel. The loft has a cozy, low, sloped ceiling that adds to the unique character of the home. The shower also has a lower, sloped ceiling angle. The ceiling heights and angles throughout the loft and shower are clearly visible in the listing photos, so taller guests may want to take note when considering the space. Kick back and live your best chill life: sprawl on the couch with a movie, lounge on the deck and admire the sweeping views, or take relaxation to expert level down at the dock. Whether you’re flipping pages of a good book or flipping burgers on the Charcoal BBQ, we’ve got your downtime covered. Feeling a bit sporty? Grab a basketball and shoot some hoops in the driveway—because nothing says “vacation” like pretending you’re in the NBA Finals in flip-flops. In the summer, soak up the sun and take a refreshing dip in the water. or have some fun on the two kayaks provided! The fire pit is open for business year-round, so you can grill in July or toast marshmallows in a hoodie come November. S’mores know no season. To reach your penthouse paradise, take a quick two-flight stair climb—don’t worry, the view is totally worth the mini workout. Up top, you’ll find a spacious deck with a table and chairs where you can gaze out at your personal kingdom: the backyard, York River, and the bay all in one glorious panorama. Down below, there’s a gazebo with a big picnic table (perfect for feasting or giant jenga battles), a fire pit for storytelling or s’more-making, and your very own PRIVATE dock and beach. Yes, private—as in, no random beach crashers. The huge grassy backyard is a kid’s dream and a grown-up’s excuse to run around and “supervise” the fun. We’ve got outdoor toys, Kayaks, folding chairs, and loungers ready to go wherever the mood takes you—beach, dock, backyard, or fire pit throne. Offenders will face a $200 fine and some serious side-eye. NO PETS of ANY KIND! We pride our space as a pet free and safe environment for people with allergies. We love animals, just not in the rental. (We have nice things and allergies to protect!) NOT HANDICAP ACCESSIBLE – And We’re Truly Sorry About That This property has 3 levels and is perched on a sloping hill—great for views, not great for wheels or limited mobility. If you need accessibility features, this unfortunately isn’t the right fit. PENTHOUSE DECK SAFETY: Railing = Not a Seat or Jungle Gym We know the view is awesome, but please don’t sit or climb on the railing. Parents: this is your moment to shine. Supervise those kiddos! THE DOCK – NO DIVING. Seriously. Even at high tide, some areas are shallow. If you dive, you’ll likely regret it—and possibly star in a cautionary tale. WE HAVE A SEPTIC TANK! 1. Toilet: Only flush toilet paper. NO feminine products, wipes, paper towels, q-tips or trash! 2. Garbage disposal: Only small scraps of food can be disposed of. Scrape all food from pots, pans, bowls and plates into the trash before washing. These items CANNOT go into the disposal: Fruit Skins/Peels, Vegetable Skins/Peels, Potato Peels, Stringy Foods, Bones, Seeds or Pits, Coffee Grounds, Oil, Fats & Grease, Egg Shells, Beans, Rice & Pastas, Non-Food Items!! ⸻ YOUR HOSTS – Friendly, Nearby, and Occasionally Covered in Leaves We live in the big house next door and are here if you need us!
