Located near I-40 at Altus Exit 41 on paved road, ample parking, easy turn-around. Simple 2br 1ba farmhouse sits on 25 acres. Beautiful view of hills to north. Deer, birds, other wildlife in nice country setting! Wedding/event venues: 9 miles to Horsehead Lake Lodge, 4.1 mi to Fair Haven at the Vineyards. Short drive to wineries, restaurants, grocery, gas stations, liquor stores. Hiking, canoeing, ATV trails, historic landmarks in the area. Family friendly, quiet, safe, off-the-beaten path. The space Welcome to our Farmhouse in Wine Country! The address shows it is in Ozark, AR, but it is at the Altus exit off I-40, not at one of the Ozark exits. If you take Hwy 186 about 7 miles south, you will find several wineries as well as restaurants and shopping places. Be sure to visit Mount Bethel Winery, a family winery founded in 1956 by the late Eugene Post at his family's original homestead. His grandmother, Ma Post, was making wine there before (and yes during!) Prohibition. Her smokehouse still stands and has been in continuous use since it was built near the turn of the last century. It is still operated by the founder's children & grandchildren. This farmhouse was once the center of a very busy poultry and cattle farm. The poultry houses have not been used in many years, and the cattle have moved on down the road. The ground floor of this home has been updated with new paint and flooring. There are a few steps going onto the front porch to get in the house, but the inside of the house is level. There is an upstairs area that has not yet been renovated, and it is not available for use. (We ask that you not remove or cross over the gate at the bottom of the stairs.) The home has a large living room and separate dining area. A small table with chairs in the living room provides a nice place to do work on your laptop or play a hand of cards. The TV is ready for you to enter your own credentials for Netflix and other entertainment sites. We have provided an extensive video library and DVD player for those of you who don't want to bother signing in and searching for something to watch. There are also some games and a few books available during your stay. The home has 2 bedrooms, one with a King and one with a Queen bed, so there is bed availability for only 4 people. We will allow extra people, but please note that you will need to use the couch and/or your own air mattresses for additional places to sleep. There is also a love seat that might work for a child. Extra person charges do not apply to children 6 and under, so please do not include them in your count when reserving the space. The kitchen is outfitted with everything most people would need, but let us know if you figure out something we should add! You will find wine glasses and other types of glasses, as well as extra serving pieces, in the china cabinet in the living room. The cabinets are stocked with basic cooking needs, including oil, vinegar, spices, sugar, flour, coffee, and tea. Our place is kid-friendly! There is a mini-crib, highchair, step-stool, and other items intended for youngsters. We try to keep Dreft detergent in the laundry room for use for babies. Guest access Guests may use the entire ground floor of the house. It has a kitchen, dining room, living area, 2 bedrooms, bathroom, and laundry room. The upstairs area is not occupied, but has not been renovated and is not available for use. (Please do not remove or cross the gate at the bottom of the stairs.) Guests may take walks around the property, taking care to stay inside the fences and not enter any buildings other than the house. We cannot be held responsible for injury that could occur from tripping on rocks or such. Depending upon time of year, guests should watch for snakes, poison ivy, and other common dangers that exist in a natural country setting. Other things to note The second floor of the house is not renovated. Stairs are steep & guard rail at top is missing parts. Please do not open or remove gate at bottom of stairs. Make sure children do not attempt opening or removing gate. There are 2 carpeted steps below gate that small children may try to climb. We don't believe toddlers could pull the gate down, but adults should monitor to make sure. No hunting is allowed on the property. Our rental price is based on use by 6 persons or less and are not inclusive of use of the home as a catering location. If you are attending a wedding or other gathering, please do not use our premises to prepare large amounts of food without making arrangements in advance. Such use results in higher utility costs, additional wear and tear to equipment and supplies, excess garbage, and sometimes clogged pipes from improper food disposal. If you have a need for this kind of activity, please discuss with us prior to booking. We are open to allowing some catering activity for an additional fee as long as arrangements are made in advance of booking. Please let us know if you have any problems with the home, and we will do all we can to resolve the issues. It is our sincere hope that you will have a comfortable and enjoyable stay and will consider us again if you have need for a rental in this area at some future date. Safe travels!
