Welcome to your private Sedona oasis, a stylish whole-home retreat nestled at the end of a quiet cul-de-sac in one of West Sedona’s best neighborhoods. Enjoy a year-round heated pool, relaxing hot tub, and a cozy outdoor fire pit perfect for stargazing. Inside the home is designed for comfort and play with a garage hangout featuring a pool table, darts, TV, bike storage, and space for yoga. You’ll be less than a mile from several beautiful trailheads and just a short 5-minute drive to shopping! The space The Home: - 3 bedrooms: * 1 master suite with king bed, tv, and private bath with jacuzzi tub and enclosed shower. * 1 bedroom with king bed * 1 bedroom with queen bed and TV - Full kitchen stocked with everything you should need to cook meals at the house. BBQ just outside the kitchen. Newer appliances. espresso maker. - Living room with 55" TV - Large laundry room with washer dryer, utility sink. Large granite countertops with 2 built in desk work spaces. -Garage is set up with a full size pool table, dart board, 72" TV, and plenty of bike storage. Seating and area to do yoga. Landscape areas: - Firepit area with gas fire pit, hammocks, and lawn area. - Brand new heated pool with large Baja step and lighting. (charges per day to heat the pool- see other details.) - Large paver patio area around the pool with seating and lounge chairs. - Hot Tub on separate patio. - Professionally designed and installed landscape lighting system around the whole property. - Tranquil patio off the living room with hammock and patio furniture and great red rock views of Thunder Mountain, Coffee Pot Rock, and Chimney Rock. - Bike wash station next to garage. Guest access You will have access to the entire property and all the amenities. If you see a picture of it then it is for you, and your group alone, to enjoy. Note: We will have some cabinets locked off for cleaning supplies and items just to be accessed by us and the cleaning crew. Other things to note We do not allow parties or events of any type to be held at the property. If we are alerted of a party we will file a complaint with airbnb and potentially ask you to check out of the property immediately. Parties and events are a violation of our city STR permit and we have a zero tolerance policy on these terms. This is a quiet neighborhood and we ask that you respect the neighbors by driving slowly on the street, keeping music and noise at a respectful level and keeping quiet hours between 10pm and 8am. Parking: We can accommodate 3 vehicles at the property. Please no parking on the street, keep all vehicles in the driveway. If we find dripped oil in the driveway there will be a $125 charge to have it cleaned. We do not allow any trailers, ATV/Side-by-sides of any sort, or campers at the property, please do not ask. If you want the pool heated during your stay let us know and we can accommodate. There is a $100/ day fee to heat the pool. You can heat as many days as you want and please check in with us if you want guidance on what temps are and if you should heat the pool, we are here to help! Thanks! Pool Table: The pool table is an over 100 year old Balke and Brunswick table that has a very interesting story. It was in a bar in Leadville, CO since the late 1,800's and has seen Wild West bar fights and even has buck shot in the wood side wall from a shoot out that happened. Please enjoy and respectt this piece of western history. No drinks or standing on the table. Please no leaning bikes against the pool table. If the felt gets damaged due to misuse you will be charged to have is professionally re-felted. Note: While we strive to ensure that this property and all its amenities will be fully functional at all times, there are sometimes situations when there are technical difficulties or repairs are needed, this is part of life. If a hot tub heater goes out or the pool table is damaged by the previous guest, as examples, we may not be able to have the repairs done prior to your stay. If a rare and unfortunate situation like this arises we will do what we can to remedy the situation in a timely manner. If a repair cannot be made in time or before the end of your stay we are not financially responsible for compensating via a refund for the missing amenity. However, as caring hosts we will try to come to a mutual and fair resolution of the situation. This could be in the form of a discount or refund, but is at our sole discretion on what the resolution will be. We want your experience to be amazing and will go out of our way to make sure it is. One thing we do ask is that if something like this does arise, please be kind and patient as we work to solve the issue. TPT# 21140716
