(Note the lower room and garage are not open to guests) Other things to note Property Details - **Please read this section in its entirety. ► You will have full and private access to the main house with the exception of the three hall closets. (Note the lower room and garage are not open to guests) ► Getting here: The house is 1.8 miles from the 4-way stop in Downtown Julian. The road has been recently paved, making it an easy drive. Detailed directions and address will be sent the day prior to check-in. ► Parking and Driveway: The drive is fairly steep and rough at the base, so taking it slowly is important. There is room for 2 cars to park side by side on the flat surface in front of the garage door/house and there is a turnaround at the far side of the driveway. Note: The drive may not be accessible if there is collected snow or ice due to the steep grade. ►►► HOUSE RULES It is unfortunate that I must post some of these items. However, to cover potential situations and actions it is required. ► No parking or turning around in the yard. Cars are to be on the driveway only. ► No Smoking or vaping inside the house – If smoking or vaping outside on deck, the front windows in the living room and kitchen must be closed to avoid smoke/odors from entering the house. A minimum charge of $100 will be accessed for smoke/odors in the house. ►Parties, gatherings, and other social functions are strictly prohibited. ONLY registered guests are allowed on the premises. ***No more than 6 people are allowed in the rental. ***Third-party bookings are not allowed. ► No Illegal Activities Allowed in or on the premises. Guest(s) are responsible for knowing and abiding by all Federal, State, and Local laws. ► Please keep quiet hours between 10 pm and 8 am as a courtesy to the neighbors. ► For safety, children are to be accompanied by an adult at all times while on the deck. ► Furniture in the house is not to be re-arranged. This is to avoid potential damage to floors or walls. The exception to this is the two small wooden stools in the living room, and the Red chair which can be turned to view the TV. ► Tampering, covering, moving, disabling, or repositioning any security camera is strictly prohibited. ► Extreme temperature settings on A/C or Heat are not allowed. If there are concerns about the temperature, please contact the Host. ►No charging of electric vehicles. ►No Candles or open flames inside our outside of the house *** Grills are not allowed on the wood deck ►Doors and Windows Keep doors and windows closed while the A/C or Heat is on. ► This is a pet-free house. No pets of any kind are allowed ► SEPTIC - We are on a septic system, which is much different than a public system. It is critical that guests not flush anything other than toilet paper down the toilet. ***This includes but is not limited to baby wipes (or wipes of any kind), feminine hygiene products, facial tissue, paper towels, and hair. etc. EVEN ITEMS THAT SAY “FLUSHABLE” **These things will clog the system, which could cause all plumbing systems to be unusable and result in expensive and billable repairs. ► Wood-Burning Stove **IMPORTANT: The wood-burning stove is available for use "BY REQUEST" during your reservation. It is available between the first weekend of November through the last weekend of February. unless otherwise agreed. **This request is required due to the setup of supplies, tools, and instructions on the stove use. If not requested, the tools and supplies will not be set up, and the stove will not be available for use. **Wood-burning stoves require some instruction since they work very differently from a fireplace. Specific instructions on the use will be provided to the primary Guest. There will be a requirement to 1) review the instructions 2) provide confirmation that they reviewed and understood. ► Damages and Liability - Primary Registered Guest Agrees to the "House Rules" by completing the Registration. ** Breaking of house rules (including, but not limited to, additional guests or gatherings) may, at the Host's option, result in "non-admittance" to property or removal of Guest(s) from the premises without any refund. The Primary Guest making the reservation assumes all liability for the care of the property, the actions of all persons occupying the property, and any damages. Guests hold Host harmless for any injury to anyone on the property. ► Trash and recycle - Please put all food-related trash items in the bin in the kitchen. Put recycle in the kitchen recycle container. All rooms otherwise have wastebaskets Drop all trash in the grey can and recycle in the blue can near the end of the drive when full or upon checkout. ► Locking up - When leaving the property, always lock the kitchen door (deadbolt and knob) and exit the house from the living room door. Use your code to lock the door from the outside. be sure windows accessible from the deck and the middle bedroom are closed and locked. During warm weather, other windows (that are not accessible from the outside) may be left open as long as NO rain is predicted and the weather is warm. NOTE: if you come in after dark, you can place your finger on the bottom left-hand side of the keypad, and the numbers will light up. ► PROBLEMS: If a problem occurs during the Guest's stay, the guest shall notify the Host immediately via Airbnb message. The Host will make every reasonable effort to correct or repair the problem as soon as possible. The Host is not responsible for issues beyond their control, including but not limited to outages of utilities or internet, and there shall be no refunds, full or partial. The only exception to this would be an extended power outage during extremely cold weather, affecting required heat.
