Turn on the 55" UHD 4k Smart TV to Roku, YouTube and others popular channels. Feel free to connect your iPhone, Android to Smart TV using casting technologies and see/listen your favourite streams on TV. A frosted glass sliding partition creates separation for the master bedroom. It ensures optimal open concept living. In suite laundry and washer are available. We also offer underground parking stall and bike storage. Guest access Entire space plus building amenities is included in this rental. Please, make yourself at home. Other things to note Colours by Battistella is a privately-owned residential condo building with no specific services or amenities for rental guests. All guests will be required to acknowledge in writing that they will comply with applicable residential Bylaws and community standards at all times during their stay. Upon arrival the host will provide you introduction to the building, bylaw and specific rules for Airbnb guests. Condo bylaws rules 1. Upon arrival at Colours by Battistella, you must complete a “Tenant Undertaking Form” which provides management company (Equium Group) with basic contact information for emergency purposes and ensure that you have acknowledged that you understand and will comply with the Bylaws and standards of our community. 2. Our building is professionally managed by Equium Group. They will dispatch maintenance staff in the event of any emergency building-related service issues such as flooding, however they will not provide any additional services related to your stay or your suite. Please contact your rental owner for any suite-related issues you may have. 3. If your suite has any building-related service issues such as lack of hot or cold running water, water leaks, or lack of heat or air conditioning, these may be reported or by calling rental owner or Equium’s after-hours. 4. You are responsible to help always maintain the security of our building by safekeeping your keys, and by not letting unknown people or vehicles follow you through doors into the building at any time. 5. As per City of Calgary Bylaws, no more than two guests per bedroom are allowed in your rental suite at any time. Inviting additional guests or visitors, hosting parties or any other social gatherings, is always prohibited. 6. City Bylaws require observation of quiet time from 10:00 pm to 7:00 am weekdays and from 10:00 pm to 9:00 am on weekends, and building Bylaws restrict excessive noise that may disturb other residents at any time of the day. 7. Use of units for activities which are illegal or that will be injurious to the reputation of the building are strictly prohibited. 8. Smoking or vaping of tobacco or cannabis products is prohibited in all interior areas of the building including residential suites, hallways, elevators, parking areas, lobbies and all exterior areas always. Permission to smoke of tobacco products (and for clarity, not cannabis) on your balcony is at the discretion of your suite owner, provided they are following building bylaws. 9. No cigarette butts, waste material or any other objects may be disposed of or thrown from your balcony at any time, as they can cause extreme danger from heights. Violations can result in City of Calgary Bylaw fines of up to $10,000 and/or criminal prosecution. 10. Waste disposal, recycling and compost bins are available in the garbage room. All waste disposals must be in these areas, disposed of in well-tied, leak-proof bags or similar. No personal belongings or waste can be left in the common hallways outside your suite at any time. 11. No signs, banners, laundry or any other objects may be hung or displayed from windows or balconies at any time. 12. Exterior windows and balcony doors must remain closed in extreme cold weather conditions to prevent freezing of water lines or other damage to the building. You shall obey any rules made or posted by the Condominium Board regarding the use and care of the building, and any parking lot, balconies or common areas. Do not turn the thermostats in the unit to the “off” position. The interior unit temperature cannot be set below 15 degrees Celsius. 13. Pets are not allowed in units which operate as short-term rental suites. 14. Violation of building Bylaws or rules can result in fines, reporting to appropriate authorities, or eviction from Colours by Battistella In the event of any breach of the above Rules and Policies, any of the following actions listed below may be applied: FINE SCHEDULE • Noise Complaint – $500.00 fine. • Exclusive Space - $500.00 fine. • Illegal Garbage Disposal - $500.00 fine. • Please refer to Colours by Battistella Bylaws for a list of all offences.
