Blue Drift is a modern three-storey coastal holiday home with five bedrooms accommodating up to nine guests. Built in 2019, the property is situated outside the village of Knowle, just 1.2 miles from the desirable seaside town of Budleigh Salterton, 4 miles from Exmouth and 6 miles from Sidmouth. Roomy, bright and stylish with open plan living and a garden with a hot tub, the house provides excellent accommodation for families or a group of friends looking to explore the Jurassic coastline. The space Park right up outside the house and enter via the front door which leads you into the downstairs hallway area. The open plan kitchen/ living/ dining area is a beautiful sunny space with doors opening out into the garden. There’s a large 5-seater corner sofa, 3-seater sofa, a smart TV with Freeview, an extendable ceramic dining table with seating for up to nine and a breakfast bar with two bar stools. There are 5 smart TV's in the house (each of the double rooms have a TV) and free Netflix access is provided. The kitchen with quartz worktops is fully equipped with a fridge/ freezer, dishwasher, two electric ovens, 5-ring induction hob, wine fridge, kettle, toaster and plenty of cupboard space for storing your food. There’s also a handy utility area next to the kitchen with a washing machine, microwave, popcorn machine and an additional sink. The ground floor is completed with a downstairs toilet and a fully enclosed level garden with a patio area, 4-seater hot tub, outdoor dining set for 9, an outdoor sofa and a hanging egg chair. The stairs then lead to the first floor where you will find four of the bedrooms (one of which is ensuite) and the family bathroom which has a shower over the bath, LED bluetooth anti-mist mirror, double vanity unit and two heated towel rails. The first bedroom on the first floor has a single bed, the second has a standard double bed, the third has a king-size bed with an ensuite shower room and the fourth room has a super king-size bed with a wooden baby cot. Head upstairs to the second floor to discover the master bedroom with a king-size bed, smart TV, velux windows and an ensuite shower room. Please note this room has a sloped ceiling either side although it is very spacious. Blue Drift has plenty of luxurious touches including white shutters in some of the rooms, brand new flooring throughout, a private hot tub and free fibre Wi-Fi (fast download speed of around 100mb p/s). There are two allocated private parking spaces on the driveway directly outside the house and there is also additional free on-road parking nearby on Bedland’s Lane (3 minutes walk away via an unpaved path along a grass bank/ 0.2 miles). The privately fenced garden is a sheltered space with a small lawn and a patio area. The patio doors open out into the garden from the kitchen/ dining area, perfect for socialising. Take a 25 minute walk or a 5 minute drive to wander into Budleigh Salterton for some retail therapy, fish and chips, or of course, to spend the day having seaside fun on the lovely pebbled beach. You can walk the South West Coastal Path to Exmouth in one direction to the West and Sidmouth to the East. Play golf, spot birds on the River Otter, explore Woodbury Common, or why not simply sit on the seafront with an ice cream and watch the world go by? The National Cycle Rte 2 path is just a few minutes walk away from the doorstep of the property and offers 2.3 miles of off-road level cycling and walking to Exmouth. From there, join the 22 ½ mile Exe Estuary Trail which takes you to Exeter and Topsham by bike or on foot, or you can catch the ferry across to Starcross. Woodbury Common (5 minutes drive away) known as the East Devon Pebblebed Heaths, is a great walking and mountain biking spot and stretches inland from the coast at Budleigh Salterton, 7 miles long and up to 2 miles wide. Just 30 minutes drive away are the amazing sights of Dartmoor with over 300 square miles of terrain to explore. In addition to lazing on the beach, trying watersports at Exmouth Beach, taking the ferry up the Exe estuary or to Dawlish Warren nature reserve, there’s always Crealy Park theme park, Bicton Park stately home and gardens, the Donkey Sanctuary at nearby Sidmouth, the Cathedral City of Exeter, the Sandy Bay World of Country Life and the all absorbing Jurassic Coastline with its famous fossil deposits stretching eastwards into Dorset. In terms of visitor attractions and coastal lifestyle you won’t find much better than Budleigh Salterton. Guest access Guests will have access to entire house apart from the garage. Other things to note CHECK-IN & CHECK-OUT: - Check-in: From 4:00 pm - Check-out: By 10:00 am LOCATION & SURROUNDINGS: - Please note that the back of the house and garden is located alongside the B3178 road, which connects Budleigh Salterton to Sidmouth. While all the rooms have modern double-glazed windows, some traffic noise may be audible indoors. - Blue Drift is situated in Phase 1 of the Evans Field development, with the surrounding homes completed and occupied. Directly across the road, Phase 2 is nearing completion. Most major construction work has been finalised, with only minor finishing tasks remaining, resulting in minimal disruption. PARKING: - The brick driveway accommodates two vehicles. Please don't try to squeeze a third vehicle onto the slate pathway as it may crack the slabs. - If you have a third vehicle, free on-street parking is available on Bedlands Lane, a 5-minute walk away via a footpath along the B3178. - Parking in other areas of the Evans Field estate is not allowed, as these spaces are assigned to neighbours - even if they appear empty. Please don't park across the pavement as pedestrian access cannot be blocked. ELECTRIC VEHICLES: - There is no EV charger at the property. - Please do not charge electric vehicles using the domestic plug sockets, as this could overload the system and cause damage. - Information about local EV charging stations in Budleigh & Exmouth is provided in the welcome folder. SECURITY: - There is a Ring doorbell installed at the front of the property for security. ACCESS & SLEEPING ARRANGEMENTS: - The garage is not accessible to guests. - No extra beds are available, and the bedrooms do not have space for guests to bring their own additional beds. - A wooden baby cot is available in the super-king bedroom (cannot be moved). A fitted sheet can be provided upon request, but guests should bring their own baby bedding. If you wish to bring your own mattress for the wooden cot, the dimensions are 120 cm x 60 cm. - Please note there are no stair gates, and the house spans three floors. Children should be supervised accordingly. CHILD-FRIENDLY AMENITIES: - One plastic high chair is available. - Plastic plates, bowls, cups, and cutlery are provided for young children. NOISE & HOT TUB USE: - Out of respect for the neighbours, please keep noise to a minimum in the garden between 10pm and 8am as the area is residential with young families living nearby. - The hot tub is available for use between 8am and 10pm only so as not to disturb the neighbours next door. - The house is not suitable for parties or loud gatherings. - A BBQ isn't provided & there isn't a suitable space in the garden for guests to setup their own. Please don't place a disposable BBQ on the garden furniture or on the grass/ white porcelain tiles. The local beaches are the best place for enjoying a BBQ. DOGS: - A maximum of two dogs are allowed for an additional fee of £20 per dog, per stay. - Dogs are not permitted upstairs or on any furniture. - No puppies under one year old. - Guests must pick up and dispose of any dog mess. - Dogs must not be left alone in the property. - Please bring your own towels for cleaning/drying your dogs before they enter the house. MOBILE SIGNAL & WI-FI: - Mobile signal at the house is limited, depending on your network. However, once connected to the free Fibre Wi-Fi, you will be able to make Wi-Fi calls and send texts. The download speed is around 100mb p/s. HEATING & COOLING: - The heating is setup via a smart system called Hive & from October to April it will automatically be set to 20 degrees which is adjustable. From May to September it will be turned off but guests can switch it on when needed. - The property does not have air conditioning or fans. - If you are visiting during warmer months, you may wish to bring your own fans. WALKING TO BUDLEIGH SALTERTON: - The town is approximately one mile away, a 25-minute walk.
