Charming house (2 bedrooms)

Charming house perfect for unwinding. Its large stone walls make it possible to keep the rooms on the ground floor cool in summer (provided that the shutters are closed when the summer sun shines through the windows on the facade). The bedrooms are equipped with air conditioning. Overlooking the unoverlooked terrace, no noise, no view of the road, you can sleep with the windows open! The space The living room-kitchen forms a single space on one level. The whole is very bright because it is lit by 4 windows and 2 French windows with direct access to the terrace shaded by the lime tree. Both bedrooms are upstairs, separated by a large mezzanine. The staircase that allows access to it is without guardrail or grab bar. Therefore, not safe for children and people with reduced mobility! Bedroom 1 has a French window overlooking the terrace and countryside. Very refined, this room is very spacious and has a beautiful volume (very high exposed frame). You can easily sleep 3 adults. It has a 140 x 200 bamboo canopy bed (for 2 people) and a 90 x 200 bed (for 1 person). The beds are very comfortable. Bedroom 2 is much more rustic, (because I have never redone the decoration that dates back to the 70s/80s). Spacious and quiet too, it also has a large French window overlooking the terrace. The bed is also very comfortable. I provide all bedding: (duvets, pillows, duvet covers, sheets, pillowcases) and towels. The beds are ready for your arrival. If you are allergic and want to use your own sheets, please let me know, so I don't prepare the beds unnecessarily. The toilet and bathroom are independent. They are right next to bedroom 1. The bathroom has a shower cubicle, sink, storage furniture and washing machine. Rustic and simple, but functional and very clean! Guest access This house is my primary residence. When I rent it, I leave it to you entirely and I go to live elsewhere. Guests therefore have unrestricted access to all the rooms described in the listing as well as the mezzanine located upstairs, in which there is a desk with direct access to the internet box (ethernet or wifi). They also have full access to the courtyard and enclosed parking lot and the shaded terrace in front of the house. However, I reserve the small apartment located at the end of the house in which I put all my personal belongings. When I need to access this apartment, I enter through an exterior door, which forces me to cross the terrace and therefore to pass in front of the house. But I never enter the house! In addition, I always warn my tenants of my visit and remain as discreet as possible! IMPORTANT The rental conditions of the house during the autumn and winter period change. Indeed, at this time, I am obliged to charge my tenants, in addition to the rental, their own consumption of electrical energy, namely: lighting, dishwasher, washing machine, TV, and especially of course, heating: (heat pump and fan heater in the bathroom). As well as, of course, the consumption of bags of pellets, if you choose to heat with the pellet insert. I am responsible for the usual consumption of the empty house, that is to say the appliances that work even on the days when I am away from home, namely: the water heater, the refrigerator, the two small freezers, as well as the internet box. (This daily consumption is identifiable on my Alterna account). To calculate your own personal consumption, we will therefore take a reading of my Enidis meter together upon arrival and another reading upon departure. REMINDER REGARDING RENTAL IN AUTUMN AND WINTER: During this period, I am obliged to charge my tenants, in addition to the rental, their own electricity consumption, namely: lighting, dishwasher, washing machine, TV, and especially of course, heating: (heat pump and fan heater in the bathroom).
