PLEASE READ THE ENTIRE DESCRIPTION AND HOUSE RULES BELOW BEFORE BOOKING THIS PLACE! Stay in a spacious room in Shoreditch. 10-minute walk from Liverpool Street and Old Street Stations. Guest access You will have access to: - Your own private bedroom - A shared bathroom - A shared kitchen In the bedroom, you may notice some of my personal belongings. I've made efforts to separate them from your designated areas. If you need any assistance or have specific requests regarding this arrangement, don't hesitate to let me know. During your stay VERY IMPORTANT, PLEASE READ BEFORE BOOKING! While most of my guests are respectful and delightful to host, there are, unfortunately, exceptions who lack basic respect for the house rules, which has resulted in me creating a long list of rules. This is not a hotel but someone’s home, so please read the rules below carefully and only book if you accept them. Unauthorized guests or any property damage will result in charges as listed at the bottom of this list. COMMUNICATION: This space is ideal for those who appreciate a straightforward approach to personal space. You will be sharing the apartment with me, and I highly value both personal space and privacy. I only allow one guest, with a few exceptions for a second guest. Please contact me if you’d like to discuss booking for an additional guest. I keep communication to a minimum, focusing only on stay-related queries, and I ask that you refrain from asking personal questions about my life or work. I'm always available for any stay-related questions, and the best way to communicate is through the Airbnb app. I would greatly appreciate it if you could please refrain from knocking on my door, as I may be wearing headphones, working or resting and may not be able to hear you. I am happy to share my number, although communication via the Airbnb app is much preferred. While I appreciate the invitation, please don’t ask me out for dinners or drinks. I prefer guests who have their own routines and are looking for a temporary home rather than social connections. I often work from home and cannot get to know every guest. Thank you for your understanding! HYGIENE AND BASIC RESPECT: I expect guests to be respectful and mindful of hygiene - both personal and in keeping shared spaces tidy. While I handle cleaning, basic tidiness is required (e.g., please avoid leaving dirty dishes around). If you need fresh bedding or would prefer to change it yourself, just let me know. Clear communication is key to maintaining a clean and comfortable space for everyone. My personal belongings are clearly separated in the bedroom, and the drawers are sealed. Any attempt to open the drawers or use/try on my personal clothing items will be considered a violation of the terms and will incur a charge. UNAUTHORIZED GUESTS: Do not bring guests who don’t have a booking. Do not bring someone over to have sex with in the middle of the night. I will cancel your booking immediately, and additional charges will apply for an unauthorized guest, violation of terms, new bedding, and extra cleaning! CHECKOUT: Please respect the checkout time, which is 12:00 PM. Unless agreed upon in advance, it’s very inconsiderate to assume it’s okay to stay past the checkout time or to make your own arrangements, such as informing me that you will leave the house but leave your luggage behind until later. If we haven’t agreed to this, it is NOT okay. I won’t always remind guests about the checkout time, as I expect you to be aware of it. Please understand that by being late, you make it difficult for me to prepare the room for the next guest. Don’t be surprised if I enter the room at 12:10 PM to start the cleaning process. CHARGES FOR VIOLATING TERMS AND PROPERTY DAMAGE: UNAUTHORIZED GUEST FEE: £500.00 — This fee is for bringing an unauthorized guest into the property, violating the terms and creating major safety concerns. This is a flat fee regardless of how many nights the unauthorized guest stays. When I accept bookings, I carefully decide whether a guest is suitable for my place. I only accept verified guests, consider their reviews, and require a profile picture that matches the person arriving. I regularly decline bookings from potential guests I don’t feel comfortable bringing into my home. Bringing in someone I haven’t authorized is a serious violation of the terms and will result in a £500.00 fine. UNAUTHORIZED GUEST NIGHT CHARGE: £190.00 — This fee is charged per night. If I find out that an unauthorized guest has been in the property for more than one night, the amount will multiply. £190.00 is the maximum I charge for a stay, depending on the season; however, any unauthorized guests will be charged the maximum night rate regardless of current seasonal rates. BEDDING CHARGE: £100.00 — If a guest brings an unauthorized guest into my home to sleep with, I will automatically add a flat fee for new bedding on top of the previously mentioned unauthorized guest charges. Remember, this is not a hotel; it’s my home and my bed! MATTRESS CHARGE: £500.00 — If the mattress is damaged in any way due to unauthorized guests or improper use, I will impose a flat fee for a replacement. This charge is in addition to any other fees incurred for unauthorized guests. Please remember, this is my home, and I expect all guests to treat it with respect! PROPERTY DAMAGE CHARGES: £TBC — Any property damage that requires replacing an item will be charged accordingly. PROFESSIONAL BEDDING CLEANING: £TBC — Any stains that require professional cleaning will be charged accordingly. LOST KEYS CHARGE: £500.00 — This charge covers the cost of replacing the key set and addresses the major safety risks that lost keys can cause. USE OF MY PERSONAL BELONGINGS: £TBC — Any use of my personal belongings, which are clearly separated from your space in the bedroom or bathroom, will incur a charge based on the item used. You are welcome to use the products listed in the available toiletries, such as shower gel or shampoo, but not my personal toiletries stored on the bathroom shelves. LATE CHECKOUT FEE: £TBC — The 12:00 PM checkout time allows me to prepare the room for the next guest and plan my day accordingly. A late checkout fee will be charged if a guest doesn’t vacate the room on time. • Checkout between 12:10 - 12:30: £20.00 • Checkout between 12:30 - 1:00 PM: £55.00 • Checkout after 1:00 PM: Full Night Rate, usually £90+ Other things to note Nearest Underground and Overground stations: - Liverpool Street Station (10 minutes walk) - Old Street Station (8 minutes walk) - Shoreditch High Street Station (7 minutes walk)
