We are located very near to the center of town (1km). Tulum is a hot spot for real state so you will see constructions around and next to the villa. There are no construction rules here so it can be noisy. Please be aware you can find bugs in the listing. We are in the jungle. All listing are cleaned before arrivals but you can find bugs anytime.Ants, mosquitoes, scorpions (not poisining),spiders ( not poisoning), etc, etc. Please remeber you are not in a city, you are in the caribbean jungle. Be aware that power in Tulum is inestable. Or could be power outages that last all night. We onl provide one key card for entrace to the house as we try to be concious on using Ac and power. Just like hotels do. As the key card is linked to a slot where you will put it in and Ac will go on and off when you take it out Do you send taxis/transportation? We can send taxis to the properties when requested. If you need a taxi between 10pm and 9am, it must be notified to the manager assigned to your stay before 10pm so it can be arranged to your desired time. If taxis are not requested before 10pm, unfortunately we would not be able to do it after that time. How far are we from the beach? We are 6 min from the beach by car Is the pool or plunge pool hot? None of them are heated, since the normal temperature in Tulum is 28 ° C Closest shop/convenience store? . You can either go to “Super Aki” or “Chedraui”. 3 and 4 minutes away from the house by car Do we modify reservations? We do not modify any confirmed reservation due to external things to us, we can only extend reservation dates if we have availability. Can I have more friends over in the property? External people from the original confirmed reservation are not allowed in the property. Can i bring external vendors? Unfortunately no. As we have had bad experiences in our properties where they dont take care of our properties. If you need decorator or chef please let us know and we will pass you the info! Can I do early check in? This is normally not possible since we are usually fully booked, and we have to get the room ready for our next guests. Are parties allowed? Parties of any kind are not allowed. Here's what you need to know: Basic services like electricity, water, and the internet may experience disruptions. These interruptions may result from weather conditions or maintenance work. While beyond our control, we are committed to assisting you if such situations occur. Amenities Update: Occasionally, amenity issues may arise due to frequent guest use. Please be assured these situations are considered normal and not due to negligence. 5. Pool, Plunge Pool & Jacuzzi: Pool Care: We diligently maintain our pools, but conditions may vary at check-in due to factors like weather, natural debris, and wildlife. Rest assured, we have a dedicated maintenance team to address any concerns. 6. Listing Pictures: Property Updates: We may occasionally make last-minute changes due to previous guest damage. Even though we prohibit them, we do not have control over external events. If loud music from external parties disturbs your sleep during your stay, we will do everything in our power to assist you. Concierge Services Our specialized Concierge team will be happy to arrange any third-party services you may need before or during your stay, such as tours, transportation, chefs, yachts, spas, decorations, etc. While we can help coordinate these services, we are not responsible for any situations that may arise with these external providers. Should any concerns occur, we will assist in resolving them, but we cannot be held accountable for external situations. Please note that this does not affect your experience with the villa itself. Additionally, our Concierge service is available from 8 am to 10 pm and is not a 24/7 butler service per se.
