Description
A light, airy, spacious Villa located in the beautiful south Cotswolds. Featuring 3 double bedrooms and a cosy attic bedroom, two bathrooms, large open plan living room, with wood burning stove, dining area, large kitchen, garden room. Honeycomb Villa is very comfortable and well equipped: underfloor heating, luxury bathroom, EV charger, Courtyard with Hot Tub, Finnish Sauna, Outside shower. Garden, Step free access. The Villa is attached to, but separate from Honeycomb Lodge (where I live). The space Honeycomb Villa is spacious accommodation arranged on one floor (except an attic bedroom). It sleeps 8 people. However, this is not a party venue! There are 5 beds (3 doubles and two singles) situated across 4 bedrooms. One of the bedrooms is an attic bedroom, accessed from a mezzanine; whilst very cozy, it does have restricted height. There are two bathrooms: one is a large ensuite bathroom with walk in shower and a freestanding bath. This bathroom can also be accessed by the second bedroom. Locks on both doors. The other is a shower room with a large shower enclosure. The entire ground floor has underfloor heating. Please note (relevant for guests with very small children) that underfloor heating means that all the floors look good but are hard: oak or travertine limestone. The ten doors are all bespoke design and hand crafted oak doors. To the front there is a large patio facing south and east whilst at the back there is an enclosed courtyard. The courtyard gets sun all day.....when it shines. The courtyard has a hot tub, Finnish Sauna (from mid March 2025 onwards), outside shower (hot and cold), BBQ, firestove (non smoking type) and outdoor sink. I do ask that guests, whilst enjoying the hot tub and Sauna, respect neighbours behind (but not visible) and therefore keep noise levels low. There are 4 deckchairs. The front patio, facing south, has a circular picnic table which seats 8. Honeycomb Villa is attached to, but separate from, Honeycomb Lodge (where I live). It has two entrances, one door (width 32" +) with a small step whilst the other entrance has no step and can be accessed easily by opening the bi fold doors, so is very wide. There is easy access through the main living, sleeping and bathroom areas (except the attic bedroom) The open plan living dining and kitchen area is large. There is a garden room with bi fold doors (facing east and west) either end and a roof light. The doors can be opened and the garden feels part of the house and vice versa. The main living room has a wood burning stove, large corner sofa and a 62" Smart TV wih multiple channels and an Alexa voice assistant with Amazon music. The dining table seats 8 across two benches. The kitchen area is spacious and is part of the whole living area so those preparing food always feel part of the group. The kitchen is hand made with large black granite worktop area with two sinks. It is very well equipped: double oven, American fridge freezer, dishwasher, washing machine, tumble dryer, toaster, kettle, espresso machine, microwave and air fryer. There are two crockery sets, one of which is fine bone china. Lots of glasses and cooking equipment. Plus wifi. There is parking for four cars, although the parking area wont accommodate four large SUVs!. There is a small hammer head so the the best action is to drive into the hammer head and then reverse into the parking area. There is an Electric Vehicle charger with a Type 2 connector. I do charge for electricity used (calculated via the Zappi App). Behind the parking area is a rose garden (in memory of my late wife). Very peaceful , especially if no cars are parked in front! The Villa is accessed by a driveway with a large leylandii hedge on one side. Care needs to be taken on the driveway as it is narrow. The Villa is aligned south and west. It looks down the large garden to views of the Cotswold hills beyond. Almost opposite the entrance is a leisure park with childrens' play area, exercise machines for adults, volleyball court and plenty of open space. The south Cotswolds is a great area: an undiscovered gem of the English countryside. Steep wooded valleys, pretty villages, great pubs, plenty of attractions but close to London, Bath, Oxford, Stratford and the 'honeypot' Cotswold towns of Broadway, Chipping Camden, Stow on the Wold, Bourton on the Water. Walking is excellent, straight from the Villa but what goes down has to come back up! The nearest pub is The Kings Head in France Lynch. A pretty 8 minute walk. The pub serves food (not on Mondays). There is an attractive outdoor area at the pub. Honeycomb Villa is ideal for a family or friends and families getting together. Its not totally private in that it is attached to Honeycomb Lodge (see photos) and there are houses behind the secluded courtyard. It is not suitable for parties. Looking forward to welcoming you. Guest access Honeycomb Villa has private parking for four cars (there is additional parking by the leisure park which is opposite the entrance to the Villa). There is a main door and several 2.4m/8' bi fold doors which open right back. Apart from the cosy loft bedroom the whole Villa is on the ground floor. Access to the Courtyard is via steps.
