If required, there is additional parking lots available close to the home or at the clubhouse if you have more than 4 vehicles. * Electric Cars: It is PROHIBITED to charge vehicles at the home due to it being an electrical fire hazard. You will be responsible for any damages caused, and failure to comply will also result in a $500 fine. * STREET PARKING IS NOT PERMITTED. Please make sure cars are not parked on the grass or in a way that obstructs the sidewalk for pedestrians. Cars parked in the street will be towed at the car owner's expense, this is a Kissimmee ordinance for passage of emergency vehicles. Buses, RVs, trailers, and boats are prohibited in the community. Some extra parking spots may be available for guests around the community, but keep in mind that these spots are not reserved and may not be available. -------------------- **THERE IS NO BBQ Grill at the house, but it can be rented if requested and reserved in advance. They come professionally cleaned with a full tank of propane gas, and the price varies by size. the smaller grill (3 burner) is $100 plus tax, and the larger grill (4 burners) is $125 plus tax. Price is per week regardless of the number of days of your stay. And must be prepaid and arranged with at least 24 hours' notice. The oil pan and mat should be placed under the grill or additional cleaning fees may be charged if the patio floor is dirty/stained. -------------------- **the Pool/Spa heating is NOT INCLUDED in the daily rental rate, but it is available as an optional add-on at a rate of $60 per day. Must be for your entire stay with a minimum of 3 days. Please request this service in advance. It is required to be requested up to 24 hours prior to the check-in date, it takes around 10-14 hours to fully warm the pool with a max temp of 90° Fahrenheit. The pool heating is recommended from October through March. however, during the wintertime, the maximum temperature of the pool won't reach 90° Fahrenheit. we cannot guarantee the availability of pool heating at all times. **there Won't be any reimbursement due to weather conditions. **The Safety Fence MUST remain up at all times if children are present at the house. Use the swing gate entrance. ***IMPORTANT NOTE*** The Florida State Law: Children 14 years of age and under are not allowed to enter the pool unless under active supervision by a person 18 years or older. Parents and guardians must actively supervise their children at all times and wear the proper clothes to enter the pool. **POOL MAINTENANCE: The pool, spa, and equipment are cleaned and maintained by a professional pool service on a weekly basis, and they have their own schedule. If the guest does not allow the pool to be cleaned, a $100 rescheduling fee will be charged. As with any machinery, mechanical issues do occasionally may occur as well the need to shock the pool as a result of any misused when the pool instructions are not followed, and the filtration systems stop working properly. If a pool issue is encountered during your stay, we will alert the pool contractor and ask them to attend to the issue as soon as possible. If the issue is not cause by any misused of the pool and cannot be remedied within 24 hours, a refund may be issued at the sole discretion of management. --------------------- ** This is a NON-SMOKING home*** If anyone smokes inside the house, an extra cleaning fee of $1000 dollars will be automatically charged, and failure to comply with pet rules will result in a $300 fine plus damages. ---------------------- **The AC and Heating in this home is climate controlled to maintain a comfortable temperature between 72 -78 degrees. We encourage guests to keep doors and windows closed when the unit is running so it can reach your desired temperature. If doors or windows are open, the A/C unit will over work trying to reach that temperature and will freeze, if the unit malfunctions due to your misuse, you will be responsible for the damage and payment of an A/C tech to come out and fix it. -------------------- **THIS HOUSE IS SELF-CATERING: *Please stop by the nearest supermarket to purchase any additional items you may need for the duration of your stay, like personal toiletries and desired meals. There is no trash pickup service on Sunday and Wednesday. Guests are expected to put trash/recycling in 13-gallons trash bags and place trash in the plastic bin outside the home. if there's more trash bags and don't fit inside the bin, they need to be taken to the community trash compactor (locate by the community club house area) or on days that there is not pick up in order to keep a clean front entrance to the home. If excess bags are left outside the home plastic bin, they won't be picked up by the trash valet service and the home gets a fine from the community HOA, this fine will in turn be charged to the guests leaving the trash. *The trash bags must be (13 gallons). *NO LOOSE TRASH IS ALLOWED INSIDE THE TRASH BIN it must be in a bag. ($75 fine will be charged if loose trash is found inside the trash bin). Absolutely do not leave or place trash inside garage area. -------------------- **ONLINE PURCHASES: *Only Amazon, UPS, DHL, and FEDEX deliver packages to the home. If purchases are mailed thru the USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses, and the packages will be returned back to the sender. We DO have a special arrangement with USPS so please contact us directly prior to ordering and we will give you the instructions on how to order. This is a special service we provide to our guests. *The resort WON'T ACCEPT any packages, so please don't order anything without letting us know, we cannot be responsible for lost or denied delivery of packages. However, being in the sub-tropical climate of Central Florida, there is still a possibility of insect intrusion from time to time. Palmetto bugs and other insects are very common in this area, and a wayward bug found inside a home is not indicative of an infestation. -------------------- **CAMERA: THERE ARE NO SECURITY CAMERAS INSIDE THE HOUSE. • The security camera installed at the front door (Ring Doorbell) is for security and is on at all times. Please avoid tampering with it to avoid possible eviction. -------------------- **If an emergency situation is cause by guests during their stay, a maintenance service call of $100 will be charged per trip. --------------------
