WE ARE SO EXCITED TO HOST YOU!: This is a residential building and families do live here. We kindly ask that all spaces are respected. Excessive noise, disruptive behavior, loud music or unlawful activity will result in forfeiture of your entire reservation and potential fees. Please refer to the rules and guidelines listed below. We try our best to ensure a 5-Star experience and kindly ask that if you do find something that we missed, please let us know and allow us the opportunity to make it right. NEIGHBOR INTERACTION: We ask that you not mention the word “AirBNB” during your stay, when referring to your accommodation. Instead, please refer to it as a “Corporate Rental”. This is to ensure a peaceful environment for everyone in the building. It also prevents permanent residents from feeling uncomfortable with unknown/unfamiliar individuals living in their building. Please contact us if you need anything. We have a great relationship with the leasing office, and thier permission to operate. Thank you for helping us keep it that way. LEASING OFFICE INTERACTION: The leasing office is for permanent residents that live in the community, not short-term/corporate rental guests. Should any issues arise during your stay please contact us. MAIL DELIVERY: Please do not have any mail or packages delivered to the property during your stay. We recommend that you obtain a local PO Box or UPS Mailbox if you need access to mail during your stay. Food/Grocery Deliveries (DoorDash, Instacart etc.) are fine. Amazon offers secure pickup and returns via their Amazon Hub Stations. EARLY CHECK-INS: There are very rare occasions we have availability for early-check ins. Please let us know if you require an early check in and we will do our best to accommodate. If an early check in is a MUST, we strongly suggest booking night prior to your arrival to ensure availability. Check in time is at 4pm. SMOKING: Smoking is NOT allowed (this includes Hookah). A fee of $200 will be charged if smoking of any kind occurs in the apartment. AMENITIES: You are more than welcome to use the gym and community clubhouse during your stay. The clubhouse has a pool table, conference room and common area. These areas are NOT for gatherings, parties or anything related. Excessive noise, disruptive behavior, loud music or unlawful activity of any kind in the common areas, building or unit will not be tolerated. ***IT SHOULD BE NOTED THAT THE AMENITIES, THEIR APPEARANCE AND MAINTENANCE ARE NOT THE RESPONSIBILITY OF YOUR HOST. These areas can be temporarily closed or out of order at anytime and without notice. It is completely at the discretion of the complex management and we apologize if this occurs during your stay. It is simply out of our control. UNITS LEFT EXTREMELY DIRTY: Units found with waste thrown around, in complete disorder, and/or “trashed” will result in being charged for a maintenance deep cleaning fee, administration fee and/or reimbursement fees for any broken or damaged property. These fees can be up to $250 for cleaning and property damage is assessed on a case by case basis. ITEMS NOT RETURNED: Please be sure to return all access items prior to your departure. This includes key fobs and parking passes. Each missing item will incur a $150 charge. FIREARMS/WEAPONS: No weapons or firearms allowed on the property. If host has suspicions of any weapons on the premises, host can search the property. If any are found or reported, it will result in immediate eviction and potential fees. Guest access GUEST INTERACTION/ACCESS: The leasing office is designed for residents that live in the community and not short-term/corporate housing guests. We ask that you DO NOT interact with the staff or enter the leasing office. We have a great relationship with the building and thank you for helping us keep it that way. Please contact us if you need anything. The gym and common area/club house are located on the first floor and available for use. The common area/club house does NOT allow any gatherings or parties of any kind.
