Please respect quiet hours from 10PM onwards. - No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage. - Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. - Stays Over 10 Nights Stays over 10 nights require additional housekeeping for a £95 extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights. - Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK driving licence or passport. - Check-In/Out Policy Early check-in: £39/ hour before stated time (if not pre-approved) Late check-out (after 10AM): £39/hour - Security Deposit OR Damage Waiver We require either: A refundable security deposit of £250–£500 (depending on property size), OR A non-refundable damage waiver of £15–£150 (depending on length of stay)
