Enjoy a tranquil break in our recently renovated Grade II listed cottage in the heart of Dorset. No.1 The Courtyard is nestled just outside the village of Tincleton and was originally part of the servant’s accommodation to Clyffe House (1842). We are situated 6 miles from Dorchester, and within easy reach of many Dorset attractions; Lulworth Cove, Durdle Door, Corfe Castle, The Purbeck Hills, Kimmeridge, Southwest Coastal Path, Bovington Tank Museum, Monkey World, Weymouth, Swanage. The space No.1 The Courtyard is the perfect place to stay for days out or relaxing on the private balcony. The cottage has a warm welcoming feel and is designed to provide you with a home from home. The cosy but spacious cottage is well equipped providing a perfect stay for up to 4 people. There’s plenty of room on the balcony for four, it’s great for an alfresco breakfast, mid afternoon snooze or a “sundowner” … or two. The lounge also has a large wood burner for when the evenings get a little cooler. Entrance Hall - The front door opens into a stylish hall/boot room with plenty of space for wellies and coats. The Ash bench is made from local Ash from the Studland estate in the Purbecks. Lounge/Dining Room - Has a substantial wood burner as it’s centre piece. The dining table provides ample room for four people. There are numerous lamps to illuminate quite reading and a 50” Samsung Frame TV with Sonos Sound bar with access to Netflix, Amazon, Disney, YouTube etc (feel free to use your accounts). We also have a Sonos Roam for connecting to you phone/tablet via Bluetooth for music/podcasts. There is a wireless charging base beneath the mirror next to the dining table. The wood burner makes nights in extra warm at any time of the year. Logs, firelighters, kindling are always supplied, along with instructions to get you started if you are a novice! In addition to the wood burner, we have infrared underfloor heating. Kitchen - Off the Lounge you will find the well-equipped Kitchen with plenty of worktop and cupboard space featuring; Oven, hob, microwave, Dishwasher, Fridge, Freezer, Washing machine, Nespresso Machine, Toaster, Kettle and a good selection of cooking utensils. Upstairs you will find two charming double bedrooms, a Bathroom, Shower room and access to the Balcony. Bedroom1 – Has a King size bed, with access to the spacious balcony via a stable door. There is a large wardrobe with drawer space in the lower section. Smart Electric Ceramic Radiator installed. Bedroom2 – Can be configured to your preference; 2 x Single or 1 x Super King size bed. There is a chest of drawers and ample hanging hooks for full length items. Smart Electric Ceramic Radiator installed. Bathroom1 - Features a roll-top bath for luxurious soaks after that coastal walk (well deserved!). Also features a toilet and washbasin. Additional toilet rolls are in the basin unit. With Herschel Infrared heating. Bathroom2 – Features a shower with overhead and handheld heads, a 2nd toilet and washbasin. With Herschel Infrared heating. The Balcony – The cottage has a private balcony with views of the surrounding woods. It is accessed via the main bedroom. There is a 2 seater sofa and 2 arm chairs. There is a large coffee table for serving food & drinks. Communal Garden - The cottage benefits from the use of the communal garden for the Courtyard with great views of Clyffe House and across the Dorset countryside to the coast. On a clear day you can see the Hardy Monument (Admiral Hardy of Trafalgar fame… not the author who lived just down the road at Higher Bockhampton). Note to parents, there is a small pond in the communal garden. Wi-Fi – We benefit from fibre broadband and have a 250Mbps service. Wi-Fi is available throughout the property. Guest access One car is permitted to be parked outside of the Courtyard, if space is available. Please ensure your car is parked facing towards the building to avoid fumes near open windows. Please do not block access to the stables area. There must be ample room for emergency services/delivery lorries to pass the Courtyard parking area. If you have a large car/SUV please unload and then park in the Garage complex. If no suitable space is available outside of the Courtyard, feel free to unload and then you should use the allocated parking found in the garage complex, 200m down the drive. Please do not park in front of Clyffe House as this is private property and you may well be clamped. Other things to note Although we do not provide specific infant equipment we can provide a stair gate at the top of the stairs. There should be enough room in either bedroom for a Travel cot (not provided), depending on its size. Please feel free to contact us to confirm. The house uses a sewerage treatment plant, therefore please do not flush anything other than the 3P’s…paper, pee, poo. Sanitary waste baskets are provided in both bathrooms.
