Welcome to a sprawling lakefront retreat on Berlin Lake, where you'll have acres to roam, a private driveway to the lake (with dock and ramp), a spacious and freshly remodeled home, and endless serenity and privacy. You'll never run out of things to do. You're less than one minute from German Church Boat Ramp. Enjoy the pool, trails, fire pit, included kayaks, indoor arcade, even a private apartment - this house is the escape you've been looking for. We look forward to hosting you! The space Our home is easily accessed from 225. Behind the home is ODNR Road, which is a private road that leads to the lake (with ramp for jet skis, small boats, and kayaks). Our private dock is located at the end of the road. The only people with access to this road our are ourselves and our neighbors. Across ODNR Road is state owned land that is forested, and there is only one other home between the lake and German Church Rd. This property is EXTREMELY private and a great place to escape civilization for a few days, while still being close to stores, restaurants, and other amenities. The home has 4 full bedrooms (3 queen, and 1 with a full bed and twin bunk) and a covered porch with a folding futon that can sleep two more. There are also two living rooms, both equipped with oversized sofas that can comfortably sleep people. The downstairs of the home is a studio apartment and has its own kitchen (with full appliances), full bath with shower, living area, and can be completely separated from the upstairs of the home if two families would like to cohabit the home in privacy without crossing paths. There are privacy panels that go up in seconds if you'd like to sleep multiple people downstairs. There is plenty of fun to be had between the pinball machine, arcade games, 70" 4k TV, and Xbox Series X (All free to play). You'll also find the washer and dryer downstairs past the kitchen, along with a freezer, where you can help yourself to free ice and reusable freeze packs for your coolers while on the lake. Please note that the large stone fireplace in the downstairs is decorative only and not to be used. Upstairs you'll find another living area with a large electric fireplace you can use, a 55" 4k TV, a very large couch with two chaises that could sleep two, and a completely updated kitchen with high end appliances. Enjoy free coffee and tea in the morning with the included Keurig. We also include oatmeal you can make with the instant hot water from the filtered water dispenser. Off of the kitchen is a covered porch with views of the lake between the trees and a futon where kids will love to sleep. Off the living room is a door leading to a deck with grill, table and seating for six, and a fenced in area where kids can safely play without getting lost. The deck has a good view of the lake, but you're still far enough away from it that the people on the lake can't see you or the house. Down the hallway you'll find the main bath with full tub/shower and three bedrooms. The master bedroom has a queen bed and attached master bath with tub/shower. The rear bedroom has a single queen bed, and the middle bedroom has a full bed with a twin bunk above it. In the yard you'll find the pool behind the large outbuilding on the property. The firepit is on the opposite side of the yard with a view of the lake between the trees. Behind the firepit you'll find a trail leading to the lake and another trail that winds through a wooded area and leads to an open area with views of the lake. The trails lead off our property and are on Army Corps of Engineers property (All property surrounding the lake is owned by them), so please be careful and respectful of their property. We cannot modify or maintain their property, so trails CAN be steep in areas. We have three kayaks and a paddleboard on property that you can use. Please return them to their storage when you're done enjoying them. You can escape civilization entirely for as long as you want on this property, or you're also just minutes away from major shopping, restaurants, and other amenities. We're down the road from an airport that offers skydiving (you can watch them from the yard or lake), there is a winery on the lake, and Alliance is less than 10 minutes away where you can find endless entertainment and dining options. We are approximately 25 minutes away from the Football Hall of Fame. We're also happy to share dining or entertainment options in the area if you'd like to ask. If you'd like more information on the home, including videos and updates as they're made, you can find us on social media by our house name, "Lakeside Acres at Berlin" Guest access You will have exclusive access to the main house, the pool, the yard/trails surrounding the property, and access to ODNR Road that leads to the lake, private ramp, and dock. We STRONGLY encourage guests to consider using German Church Ramp for launching boats and jet skis as it is literally less than a minute from the home (turn left out of the driveway and then right onto German Church Rd). The private ramp is great for kayaks, canoes, tubes, and other small craft, but can be tricky for other crafts. Please be aware that our neighbors also have access to ODNR Road, so if you use the ramp, please do not block it and leave space for other vehicles/crafts. The dock is private and you will have exclusive access to it. The outbuildings on the property are private and there is no access for guests Please only access the home from 225 and do not use ODNR road. If you want to access ODNR road, please drive between the two outbuildings at the turn in our driveway. However, in most instances, ODNR road should only be used for walking, biking, etc. Other things to note Our goal as Airbnb hosts is to create the ultimate lakefront retreat for all people, whether they prefer exploring, nature, serenity, or adrenaline-filled fun. We are committed to returning all revenue earned from the home BACK into the home until we've achieved perfection, so please feel free to share any ideas you have to make your experience at Lakeside Acres better. ** NEW FOR 2025 ** If you'd like to enjoy some time on a PWC (Jet ski) on the water, but aren't bringing your own, we now have two available (separate from the house rental). Please inquire by messenger if you're interested. SOME IMPORTANT INFO FOR GUESTS: We have incredible privacy, but that comes at a bit of a price....we're in a bit of a dead zone for all types of services. We have no access to traditional TV services or phone lines. Even cellular service is compromised, but we have installed an amplified antenna to address this, and we have reached mostly reliable service. We also rely on cellular for our internet, which is usually plenty fast for streaming, office work, gaming, etc., but inclement weather or network demand can affect this at times. We have two separate networks to help prevent issues. For television, we have a household subscription to both Netflix for streaming and to YouTube TV for live stations, sports, network television, etc. All televisions in the home have been set up with these Streaming Services. These services seem to work reliably, even when streaming to all TVs simultaneously, but our home is admittedly better suited for those who prefer activities, nature, and games, and we have plenty of that to keep you entertained your full stay. If you're a diehard football fan or have a show you just can't miss, we probably have you covered for that as well, but want to be honest about some of the limitations we have based on our geography. The pool is closed for the season on September 15th. It will reopen on or before Memorial day The dock is removed from the water in the winter when they drain the lake. Water levels can be low by our house starting in September (it varies, based on drought conditions). It is still an ideal location for kayaking so long as you remain in the riverbed. For boating or jetskiing when the lake is low, we recommend you launch from either Bonner Rd ramp or Dutch Harbor Marina. In spring and early summer, the lake is the opposite and can be very full, so you may not have a large shoreline to walk and explore. If you have a very large (tall) boat or a fixed fiberglass top, you may also find it difficult to fit under the 225 bridge to get to our home and dock. To see water levels and temperatures, you can visit the Berlin Lake Association page. When the water level is 1018 or higher, it's great for all boating. From 1017 to 1018, stay in the riverbed by our home and use caution. Under 1017, we don't recommend boating by our place unless you know the lake and riverbed very well.
