T1 28 m2 on the ground floor of our villa with garden/pool

Hi, T1 28m2 on the ground floor, air-conditioned, 4pers. Garden with plancha (about 100m2) and swimming pool (4x2 and 1m10 prof.) 15 minutes from the beaches (Canet en Roussillon or Saint Cyprien) and 10 minutes from the center of Perpignan. The pool is a shared space for the three of us. The rest of the garden (table/grill) is automatically private for you, as we have a private terrace for our grilling and relaxing moments. We are a couple with an 8 year old child. Cinema and children's parks in the municipality. The space Hello, Before a short description of the accommodation, we want to introduce ourselves. We are a couple with an 8-year-old child. We rent out our apartment and enjoy hosting. If you want discretion during your stay you can find it with us but if you enjoy the time of an evening during your stay have an aperitif or a grill in good humor we can possibly be leaving. The apartment is located on the ground floor of our main dwelling. Our dwelling is a villa in a quiet residential area. The T1 consists of a sleeping/living area and a kitchen area separated by a glass window. Indeed, for the rest of the year, the kitchen is an independent kitchen, and the sleeping/living area is a game room. In short, the studio apartment is a part of our main accommodation that we make private for you so that you can enjoy a stay in our beautiful region. The pool is shared by the three of us. We have an upstairs terrace that allows us to grill or relax in complete privacy, so the garden on the ground floor (table and plancha) is automatically private for you, and you can of course share your breakfasts, lunches, and dinners in complete privacy. The pool is accessible from May to September. There are no access times but a certain calm will be requested during the day and at night in order to respect the neighborhood. The apartment is accessed through the sectional door of our garage, and a corridor leads to the apartment, which is located on the ground floor. You will have a free parking space in front of the accommodation. Regarding us, we live upstairs and access our home through an outdoor access or through the garage at our convenience. On our side, access to the garden and pool is independent at t1. The T1 consists of a living room with sleeping arrangements, a kitchen and a shower room. The T1 is new and we would like it to be returned in an identical condition. Sheets, pillows and bath towels will be provided. An umbrella bed is available if necessary during your stay. Visits by foreigners are strictly forbidden. The municipality of Cabestany has a commercial area, a cinema, several children's parks and other benefits. A 5-minute drive away is Calicéo, a renowned balneotherapy center in the area. Located 10/15min from Canet en Roussillon and 5/10min from Perpignan depending on traffic you can easily get to the beach or the city center but also 25min from Collioure (most beautiful village in France 2024), 25 min from the Barcarès Christmas market, 40 min from the jonquera (Spain) and 1h45 from Font Romeu (ski resort). Many tourist sites to visit in our department: the Orgues d 'Illes sur Têt, Fort Liberia and the caves of the Canalettes in Villefranche de Conflent, Collioure (most beautiful villages in France 2024), Tautavel and its prehistoric museum, Céret and its magnificent market, Fort Lagarde has mollo, Perpignan and its Castillet surrounded by parks and garden, the Caves Byrrh in Thuir....and many others to make your holiday and an unforgettable moment. Possibility to store in garage 2 adult bicycles and two child bicycles. If you travel by motorbike it is also possible to park your motorbike in our garage being a biker ourselves it would be a pleasure to welcome you during your road trip. For rentals over 20 days, the parking space will no longer be available, and you will simply need to park either on the street or in a free parking lot 200 meters from the accommodation.
