Stunning & spacious double-fronted semi-detached home. The house is flooded with light with ’wow factor’ living/ entertaining spaces and a large sunny garden. The contemporary extension provides a large open-plan kitchen/dining area/sofa area with plenty of space when it's time to relax & get cosy. The rooms are very spacious, with over 3m high ceilings in places. There are many original features such as the beautiful original tiled pathway, ceiling mouldings, stained glass & original fireplaces. If guests need to work whilst here, there are several desk spaces in the kitchen, sitting rooms & bedrooms. The garden has outdoor seating and a table for alfresco dining and if the temperature drops, guests can use the firepit provided. The house is close to the beach, Hove Lagoon & Rockwater (5 mins walk) parks (2 mins walk) shops (coffee shops, restaurants, bars & Supermarkets, (1 min walk). A perfect place for a family getaway! Ground floor The open-plan contemporary kitchen with breakfast bar, 2 sofas, & dining area – is ideal for entertaining, a lovely bright space to relax, and has a table that extends to seat 12. A fully stocked kitchen, perfectly equipped with everything you'll need for home cooking. You’ll find teas, coffee & cooking essentials, so please help yourself. In the kitchen area are also 2 glass desks, that can be used as workstations. From the entrance hall there is access to 2 separate living & TV rooms, with Netflix, comfortable sofa & board games. A Utility room off the kitchen with a washing machine, dryer & storage. A toilet under the stairs & space to store shoes in the hallway. Five bifold doors lead out into the garden, which feels like an extension of the family room. It is artificial grass with flower beds up the side, has outdoor seating, a tables & chairs, BBQ, a basketball, netball hoop & ping pong table. First Floor has 4 bedrooms & a spacious modern bathroom with a toilet, Victorian bath & walk-in shower. Bedroom 1 – Double bed, built-in wardrobe, desk, large bay windows Bedroom 2 – king bed, space for clothes in grey wardrobe, desk & large bay windows. Bedroom 3 – Double bed (sofa bed), built-in wardrobe, desk & looks onto the garden. Bedroom 4 – 2 x Single bed built-in wardrobe desk & looks over the garden. Top floor has a huge Master Bedroom with a King bed & modern ensuite bathroom, a dressing area with a desk & quiet workspace. This is a unique house with an aura of tranquillity that makes your stay in Brighton & Hove a special one. We can add extra mattresses to any of these rooms if needed, please let me know in advance. Guest access The property is offered in a contemporary order throughout and still retains many of its. Features. Access to the whole house except the garden shed & studio. A particular feature is the sort after location, close to good restaurants, bars and shopping facilities a few minutes walk. Portslade station with its commuter links to London is a one minute walk. Bus routes can be found on both new church Rd, and portland rd giving access to the city centre. The surrounding roads are under the 'Zone L' permit scheme, whereby only permit holders are permitted to park 11am - 12noon and 6 - 7pm, but free all other times of the day. Across the road on Boundary Road parking is free for 1 hour at a time Mon-Sat and free all day on Sundays. I can issue some parking permits for £6 a day. We have a connected Sonos music system in the kitchen and master bedroom, which you can use with the Sonos app or plug in your own phone with a jack. Other things to note Please to call / text me about anything. Sorry for any disappointment but we DONT accept young adult bookings consisting of under 30s only. It is not to be used by adults as a party house. This is our main family home and will be left as though a family is living here. We welcome respectful family bookings. House Rules You'll be staying in someone's home, so please treat it with care and respect. Respectful girls groups over aged 30 welcome, but please convince us when you inquire. As this is our family home we need to be certain you will treat it as your own. No stags I'm afraid. Please leave the house as you found it. Check out – we would appreciate check out on time please.
