The space Well appointed, self contained lodge with own entrance, private parking and beautiful views of the Fynn Valley. OPEN PLAN KITCHEN / LOUNGE /DINER Your front door opens to a small hallway leading into the kitchen, equipped to make most types of meals. This has a fridge / freezer, sink, oven, microwave, 5 hob induction, kettle, toaster, cutlery, crockery, and storage. The lounge area is furnished with a 3 seater sofa (converts to a comfy double bed for additional guests), reading chair, games cupboard, dining table and four chairs. Smart TV with Freeview and BT tv, DAB Radio with Bluetooth speaker. BEDROOM The bedroom is furnished with a double bed, duvet, bedside units with lamps, chest of draws, dressing table, small open wardrobe. The bedroom window overlooks the patio, garden and countryside views of the Fynn Valley. There are both curtains and a blackout blind for a good nights sleep. BATHROOM The bathroom is fitted with an electric shower with enclosure, sink, toilet, and wall storage unit. PATIO Outside the lodge is a patio with table and chairs. A bbq and utensils are available to use. This is a non smoking property. **Location** Located in the charming village of Tuddenham St Martin which boasts a tea shop and public house/restaurant, picturesque church and children's play area with football pitch. Surrounded by trees, plants and an abundance of birds including woodpeckers, owls, buzzards (which are often spotted circling above), kestrels and sparrow hawks. Cows graze at the bottom of the garden, Muntjac can be heard calling each other in the evening and deer can be spotted whilst walking, we have even had them walking across the driveway in the evening! Riveroaks Lodge offers panoramic views over the surrounding countryside and is an ideal location to enjoy peace and quiet to unwind and relax. Ideally located close to Ipswich (3 miles), you can find a museum, market, marina, cinemas, sport facilities and many parks, bars & restaurants. Woodbridge, an idyllic market town which is situated on the banks of the River Deben is only 6 miles away, with the Riverside Theatre and some beautiful historic buildings and restaurants. If you fancy a day trip to the coast, Felixstowe is 14 miles, Aldeburgh 20 miles, Southwold 30 miles and Lowestoft 40 miles away. Alternatively both Norwich and London are easily accessible by train. Ideal location for anyone visiting Adastral Park (BT), Suffolk Constabulary, Ipswich hospital, Fynn Valley golf club or one of the many businesses in and around Ipswich. **Eating out** The highly rated Tuddenham Fountain is only a 2 minute walk from the property, where you can eat or just have a drink in their outside garden. If you fancy a longer walk there are 3 other public houses within walking distance, all of which are dog friendly. There are a number of takeaways close by, some of which will deliver to the property. A print out of a selection of eateries will be provided in the welcome pack. **Cars** Private parking for 2 cars. For an additional charge, there is a 7.2kWh electric car charging point available at the property which guests are welcome to use. **Dogs** Well behaved dogs are welcome at a cost of £10 for their stay. We just ask that dogs are not allowed on the furniture, not left in the property by themselves, and if using the garden areas are kept on a lead. There are a number of dog walking fields for private hire close by, and plenty of scenic walks from the property where dogs are allowed to be off lead. ** Children ** There is a swing, trampoline, rope swing and playhouse in the owners garden that children are welcome to use. We just ask that children are supervised at all times. There is a nearby village playground and football pitch. Guest access Riveroaks Lodge is detached from the main property. Guests will have access to their own outside seating area with chairs and table and a beautiful view! Leading from this there is a small garden which you will have private access to. Children are more than welcome to use the owners swings/trampoline/rope swing and play house. We just ask that when using the owners garden that dogs are kept on a lead and children are supervised at all times. Other things to note If there are no other bookings on your arrival or/ and departure date, we are happy for you to book in and out when you please, on agreement only. To minimise the provisions you need to bring we have provided the following: kitchen roll, dustbin liners, washing up equipment, black pepper, salt, and oil. A welcome pack will also be provided with items to keep you going until you do a shop, including tea, coffee, milk and sugar. Iron and board available on request. The kitchen is well equipped for self catering, but should you require any additional equipment these should be available on request. Secure storage for bikes available. The owners have a friendly dog who loves to play. If any guests are scared of dogs please let us know and we will ensure that she will be on a lead at all times. The lodge is sadly not suitable for those requiring a wheelchair, or for people with limited mobility as there are steps up to the property.
