Take advantage of the private pool. Relax on the sun loungers, or enjoy al fresco dining. Pool heat/spa for the duration of the stay should be requested in advance and paid off before the arrival. * Pool heat/spa is $50 per day. Pool heat is recommended October - April. (pool heater is available for the whole stay only) * Pool heat is set to 88 F and the hot tub is set to 95 F where applicable. * Pool heat timer runs from 10am - 8pm. It may take 24 hrs+ for the pool to heat up or cool down. Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions, when working. This leads to a temporary shut off of services automatically until the pump can regain its functionality in a safe and efficient manner. Please note the pool heater works via HEAT EXCHANGE system and might not function properly with weather nearing freezing temperatures. BBQ Rental is $80 for the stay, comes with a full tank of gas, should be requested and paid before the arrival. We will provide you with a code to open the lock on the BBQ once payment is received. Please make sure to clean it after use. Uncleaned BBQ is subject to $50 fee. We reserve the right to require all adult guests to provide identification. This property is equipped with Ring doorbell for safety purposes. MAXIMUM OCCUPANCY: The house maximum occupancy is as stated in the ad. Guests exceeding maximum occupancy or reservation amount (number of individuals listed in the reservation) will have their reservation terminated immediately and incur an additional charge of $150/day per Individual not disclosed in the reservation. PARKING: Driveway parking is available. There is no garage parking available. Check in: 4 pm. Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm. Unauthorized early check-ins will result in a $200 fine. Check out: 10 am. Late check-out (when possible): Must always be authorized by Host. Official check-out time is 10 am. Unauthorized late check-outs will result in a $100 fine for delay within the first hour after the official check-out time. HOUSE RULES: - NO PARTIES OR EVENTS This is also a Resort policy as well as Airbnb rule. Noncompliance will result in immediate termination of the reservation, without refund, and the eviction process will immediately commence. Furthermore, there will be an additional charge of $150 per day per unauthorized Guest that is detected. - NO SMOKING You can't smoke inside the house or open the windows.
