Soak up all day sun at this 3 bedroom coastal holiday home in Orford, the gateway to the East Coast. With a large deck, heated swim spa, garden and cozy fire pot, it is perfect for couples, families or friends. The open plan living flows outdoors for easy entertaining. Ideally located, The Captain’s is a short walk or drive to beaches, parks, Orford Golf, Cricket and Bowls Clubs, local eateries and shops, vineyards, and distilleries. The space There are three (3) bedrooms. Our sleeping capacity is for eight (8) people total, with a maximum of six (6) adults at the property, and the remaining numbers can be children. This is as per our accommodation license conditions with local council. The “grey” bedroom can be set as either a luxurious super king size bed or two king single beds that can sleep up to two adults. Its default set is as one super king bed unless requested otherwise. The “green” bedroom has one spacious queen size bed that can sleep up to two adults. The “blue” bedroom has two sets of single bunks, that can sleep up to four people. This is a maximum of two adults and two children, or can sleep four children. All rooms also have enough space to fit a travel porta cot for an infant. One is available on request, please just provide your own cot bedding. The dining, kitchen and living spaces are all open plan, with the deck off the front of the house with water glimpses. The garden has cozy shaded corners among the flowers and trees, with plenty of room for children to explore, and an outdoor entertaining area complete with fire pit, wood, and seating Access can be provided to the onsite laundry facilities for stays two nights or longer on request. Please advise this at the time of booking. Other things to note Please take the time to read our House Rules before making a booking- HOUSE RULES PETS Please no pets. Your furry friends should be kept at home. PROPERTY USE This property is meant to be enjoyed safely. Any criminal activity including tampering or removal of its contents, damage, drug use, violence or prostitution will be reported to the police. LARGE GATHERINGS Please no parties and be respectful of the property and neighbours. Quiet hours are from 9PM until 9AM and the swim spa and outdoor entertaining area should not be used during quiet hours. KEEP IT CLEAN Please tidy up before departure by taking out the rubbish, recycling to the bins located next to the shed, clean the BBQ if used. No smoking or vaping on site. Please tidy the kitchen and put any dishes used away. OCCUPANCY Please adhere to the number of people (adults and children) staying as indicated on the booking. There is a limit of two (2) adults per bedroom, with a maximum of six (6) adults during a stay. They other beds can be occupied by children as we have bedding arrangements for eight (8), plus a porta cot on request. Six (6) is legally how many adults we’re allowed to have stay by the local council. Any extra beds used that were not specified when booking may result in the additional guest fee or being asked to leave the property. RESPECT THE SPA RULES AND SAFETY Please take time to read through the spa use, safety and rules on check in. The regulations are not only to keep the spa clean but also to keep you safe. We regularly clean, treat and test the water however, not adhering to these rules can change water quality and increase the risk of contamination, bacteria and injury. Our outdoor swim spa is subject to routine bacteriological and chemical analysis as required by Public Health Tasmania. From time to time, as part of our commitment to maintaining standards and guest safety, we may have to temporarily closed our spa while we await the results of these routine sample tests. If this situation arises, we will notify guests as soon as possible and may provide compensation via the platform. There are further safety instructions and guidelines for the proper use of the swim spa provided at the property. We have chosen to disable the use of the spa jets for the indoor bathtub due to the safety risks they impose- Specifically with young children and hair not being tied back when in use. The bathtub can still be used as normal. If guests choose not to respect these house rules, we will not be responsible for any adverse outcomes. Any unreasonable amount of mess, damage or evidence of smoking may result in an additional cleaning fee. Registration Details DA 2024 / 009
