With easy access to the wider Lake District, it’s an excellent base for exploring hiking trails, picturesque villages, and historical sites. Living Spaces: The heart of the cottage is a beautifully designed open-plan kitchen, diner, and living area. The space features a brand new kitchen with all modern appliances, a large smart TV for streaming (please use your own accounts), and a cosy log burner for chilly evenings. Large windows offer panoramic views across the fields to the mountains, flooding the room with natural light. Bedrooms and Bathrooms: Mellguards Cottage comfortably sleeps guests in four beautifully appointed large bedrooms, each offering ample storage. One bedroom boasts a charming ensuite, enhancing privacy and convenience. The property also includes two additional family bathrooms, one equipped with a shower and freestanding bath, and another with a shower, ensuring that all your needs are met with style and comfort. Outdoor Living: The conservatory provides a serene second sitting area with calming views, perfect for relaxation. Outside, a private space allows guests to enjoy peaceful moments in the open air, whether dining al fresco or simply relaxing with a book. Guest access Full Access: Guests have full access to the entire house including the garden. Main Entrance Hallway: Offers ample storage for shoes and coats. Ground Floor: Living Room and Open Plan Kitchen & Dining Room: Features a log burner, patio doors, and a large window facing the garden. Two Double Bedrooms : Both overlook the back garden. One with en suite. Family Bathroom: Equipped with a shower, freestanding bath, WC, and sink. Second Sitting Area: With doors to the front garden. Upstairs: Third bathroom: Equipped with a shower, WC, and sink. Two Bedroom: Accessible via stairs, one double and one king. Both with fell views. Utility Room: here you’ll find the washing machine, iron and ironing board. Other things to note •Car recommended. •Log burner: Some logs and kindling provided by the owner to enhance your cosy evenings by the fire. •Entertainment: Equipped with a Smart TV for streaming services (note: no terrestrial TV). •Luxury toiletries including shampoo, conditioner, and shower gel, plus towels and linens provided for your comfort. •Up to 2 dogs allowed, at a charge of £30 per stay, there is a strict rule to pick up after your dog otherwise a further charge will be made. Please note: The property is located in a beautiful rural part of the Lake District, where occasional service interruptions can occur. On rare occasions, there may be temporary disruptions to Wi-Fi, electricity, or water supply due to external utility providers (e.g. BT, United Utilities, or Electricity North West). These events are outside of our control but are always managed directly by the relevant service providers. Our local team will stay in touch and keep guests updated while the issue is being resolved, but such interruptions are part of rural living and not considered faults with the property itself.
