Family-level tourist accommodation: one room with private bathroom is reserved for the owners (TWO PEOPLE LIVE HERE), two other rooms with private bathrooms are offered for guests. It is located in a very quiet zone, well connected by public transport, even at night with the bus stop under the house; we are 2 min. from the LUCIO SESTIO METRO LINE A STOP which will take you directly to visit the historic center of Rome. Just 9 minutes (650 m.) on foot is the ancient Parco degli Acquedotti!!! The space Room (GREY ROOM) without balcony, with double bed and private bathroom in the room in an apartment shared with owners and guests from another room. Room is equipped with: - double bed with two bedside tables (new orthopedic mattress); - wardrobe with 8 hangers and additional blanket; - air conditioner (cold and hot air); - desk with chair and table lamp; - smart TV (Amazon Prime Video, Youtube, Web Browser and other Apps); - Wifi; - welcome tray; - mini fridge; - suitcase holder; - coat hangers; - bed linen (100% cotton, TessilHotel, Oeko-Tex certifications); - soundproofing of walls and doors between rooms, and window. In the bathroom you will find: - double trio of towels (shower, face and bidet towels); - shower mat; - hair dryer; - toilet paper; - mini size shower gel; - mini size intimate cleanser; - dispenser with hand soap; - additional bags for garbage. OUR ZONE OFFERS: - free public parking under the house and nearby (if you are lucky to find parking lot); - paid parking (GARAGE in front of our building); - bus stop under the building (also NIGHT BUS of METRO LINE A); - 4 SUPERMARKETS in a distance of approximately 250 meters; - GROS SACOPH SUPERMARKET 24/7 in a distance of 10 min. (750 meters) walk from our accommodation or two metro stops; - McDonald's 24/7 (5 min. - 350 meters - walk from our accommodation); - pharmacy 24/7 (6 min. - 400 meters - walk from our accommodation); - ancient famous Roman Atlantic Cinema of 1956 (in front of our building); - famous Parco degli Acquedotti (9 min walk from our accommodation); - bars, restaurants, pizzerias and shops. Guest access Our kitchen is available only for heating food in the microwave or quick snacks with PROHIBITION TO COOK !!! We offer you coffee machine with pods and kettle with various types of tea. In the kitchen (common shared space) during the day you can meet with the owners and our guests from another room. In the common shared space (kitchen) there is also SMART TV at your disposal. It is also possible to smoke on the kitchen balcony. In the hallway entrance inside the built-in wardrobe you will find FIRE EXTINGUISHER and FIRST AID KIT if necessary !!! During your stay At the time of CHECK-IN you will meet the owners who will leave you the keys to open the gate door on the first floor and bedroom door. You will receive an individual code to open the entrance door of our apartment which will only be active for the period of your staying in our accommodation. We will provide you with other information that may interest you. We are always at your disposal! Other things to note At the time of CHECK-IN it is necessary to adhere to ITALIAN REGULATIONS on short-term tourist rentals which include the PRESENTATION OF DOCUMENTS of all guests and the SIGNING OF THE CONTRACT. Our accommodation IS NOT AVAILABLE for infants and children up to 12 years old !!! Domestic pets ARE NOT ALLOWED in our accommodation !!! PROHIBITED: - organized parties, events and celebrations; - access to NON-REGISTERED people; - smoking and vaping at home (only on the balcony). Washing machine is NOT AVAILABLE !!! There is a laundry with a fast service (2 min. - 210m - walk from our accomodation). We invite our guests to respect quiet hours after 10pm and till 8am! There is NO luggage storage in our accommodation after check-out !!! Failure to comply with these provisions and the rules of our tourist accommodation could result in restrictions NO ENTRY into the apartment. N. B. ‼️Our accommodation is on the third floor; unfortunately we have NO LIFT in our residential building !!! FORGOTTEN ITEMS We are not responsible for any items left behind by guests. Forgotten belongings may be kept for up to 30 days, after which they will be disposed of. We do not offer any shipping, postal, or courier service for forgotten items — under any circumstances and at no cost, whether paid by the guest or by us. The only way to retrieve a forgotten item is to collect it in person by prior arrangement. We kindly ask all guests to carefully check their room before check-out and ensure nothing is left behind.
