RENTAL AGREEMENT: Guests are required to sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply. KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed. RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests! NO SMOKING: Absolutely no smoking or vaping inside the home CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours. PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in. AIRBNB SERVICES: We do not permit any Airbnb Services or Experiences of any kind at this property. This includes third-party bookings made through the Airbnb Experiences platform. Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issued. PETS/SERVICE ANIMALS/EMOTIONAL SUPPORT ANIMALS: Pets and Emotional Support animals are NOT allowed at this unit. We are aware of and fully comply with all local and federal regulations regarding Service Animals. However, online booking platforms indicate that a Host may qualify for an exemption in certain circumstances including but not limited to HOA/Landlord/Building Requirements: "The Host States that they cannot accept Service Animals at the risk of fines, legal action, or eviction for violating HOA, landlord, or building restrictions for breeds, animals, or Service Animals". The online booking platforms require that we obtain written documentation of the lease as it pertains to service animals. This written documentation reads: "Apartment management will authorize an assistance animal for a disabled person. When allowed by applicable laws, before we authorize an assistance animal, if the disability is not readily apparent, we may require a written statement from a qualified professional verifying the disability-related need for the assistance animal. If we authorize an assistance animal, we may require you to execute a separate animal and /or assistance animal addendum. Animal deposits, additional rents, fees or other charges will not be required for an assistance animal needed due to disability, as authorized under federal, state, or local law." In most cases we will not be able to accept service animals due to the Landlord/Lease exemption. In some cases where a service animal requires a specific function for a guest, the guest must participate in a screening process performed by apartment management. This screening MUST be scheduled with Apartment Management at least 30 days prior to check in. Written approval from Apartment Management must be obtained and given to the host prior to check in. This building may be shared by other tenants, cleaners, or other personnel who face direct health issues stemming from exposure to service animals. Guest access Guest will receive door codes to the building and their rooms via email and text after booking and signing our terms and agreement policy. Access to the suite is limited only to registered guests. Any visitors must be approved by the host and may not stay overnight. Other things to note Full Building Rental: You are booking exclusive use of all 8 private suites and the first-floor event space. No other guests or events will be on-site during your stay. Event Hosting: Private events (weddings, parties, corporate retreats, etc.) are welcome with prior approval. Event terms and conditions will be provided upon booking. Additional charges may apply. Liquor License: The building holds a full liquor license. Alcohol packages and bartender services are available for an additional fee if requested. Outside alcohol service must be approved. 21+ Only. Quiet Hours: We respectfully ask guests to observe quiet hours from 11:00 PM to 8:00 AM, especially for outdoor patio areas. Catering and Vendors: Outside catering is allowed with prior approval. We’re happy to recommend local partners for catering, live music, or event rentals. Parking: Free on-site parking is available. Additional public parking is located nearby if needed for larger events. Accessibility: Please note that the building has stairs and does not have an elevator. Suites are located on the 2nd and 3rd floors. Damage Deposit: A refundable security deposit may be required for large events or full-property rentals. Details will be provided during the booking process. Insurance: For certain events, you may be required to provide proof of event liability insurance. (We can recommend easy options if needed.)
