A room in a spacious home in a wooded area to spend with family at Miami University in Oxford or to escape the busy city life. It is minutes away from the university or Hamilton but far enough to enjoy the woodlands in Oxford. Multiple bedrooms on the main level and several more bedrooms upstairs. No TV in the property. This is Room #1. We also offer discounts for longer stays. We have a “no shoes” policy inside the house; slippers and shoe socks are provided. The space This is Room #1 in an 8-bedroom house where the game room, family room, and office were converted into additional bedrooms; a total of 8 bedrooms. The kitchen is fully equipped with microwave, oven, toaster, water kettle, blender, pots and pans, etc. Plates, saucers, mugs, cups, and glasses are also available. There are 2 refrigerators available in the kitchen. The dining area has numerous seats and bar-height chairs and tables to allow multiple seating arrangements. Meals can be enjoyed in the dining area, decks, and backyard. Upstairs, there are 5 bedrooms (Rooms 1-5) and 2 bathrooms. Room 1 is a bedroom with two twin beds with two separate closets. Closets were used as dividers for separation and a semblance of privacy between the two beds. Shares bathroom with Rooms 3, 4, and 5. There is an additional shared bath on the main level and basement. On the main level, there are 2 bedrooms (Rooms 6 and 7; while Room 8 or the Living Room can also accommodate 2 more people using the futon couch); and 1 bathroom. The basement area is about 90% finished. Despite the needed paint, trim, and baseboards, it is usable space for gatherings, movies, gameboards, and/or as an exercise area. The 4th bathroom is located in the basement. The backyard hosts seating areas frequented by wildlife, including birds, deer, and rabbits. The deck has outdoor furniture to enjoy the outdoors all year round after an enjoyable day. Please note that our home is in the woodlands surrounded by trees/forests. Hence, wild animals roam around, please drive slowly. Insects are also common, please keep doors closed; windows have screens but insects and critters find their way in. Something to consider when living surrounded by nature. Trash collection is on Wednesday mornings. Thus, when staying for more than 2 weeks, whenever possible, put out the trash cans along the road on Tuesday nights, and put back in the house on Wednesday afternoons. Smoking is NOT allowed on the premises. Please DO NOT smoke inside and outside the house, in the backyard, and vegetated areas. Oxford experiences heavy snow, precipitation, and high winds intermittently throughout the year which can impact power and internet connections. Please plan accordingly. Guest access Room #1, Kitchen and Dining areas, shared bath, laundry, basement, deck, and backyard. During your stay We let our guests on their own and will answer questions and inquiries remotely and via the Airbnb app. Other things to note There is a tower behind the property. Maintenance work is done in the tower by the city contractors, who have easement access in the driveway. Expect contractors and workers to access the driveway intermittently. The backyard has loose and uneven mulch, concrete blocks/furniture, and rocks as stepping stones. Please take precautions when walking around and using the backyard. Please recognize that the basement is only ~90% finished. Parts of the walls have no paint yet. The baseboards and trims are yet to be installed. We appreciate your patience and understanding. Trash collection is on Wednesday mornings. Snow is expected in the area during the fall and winter seasons, please use caution when driving and be wary of your vehicle’s capacity on snow. No pet, No smoking, No vaping, and No burning of candles inside the house; 420 outside only. No partying or gathering of unregistered guests. No dyeing of hair or anything that will ruin linens and towels. If using facial products with whitening ingredients, please use black/grey face towels instead of regular towels. We have a sensitive septic system. Please do not flush feminine hygiene products, tissues, wipes, latex, floss, hair, cotton balls/swabs, paper towels, and not even flushable or septic-safe items. If the septic is backed up and needs declogging, each guest will be charged $100/instance. $10 fee per ruined towel/pillowcase/sheets. $100 fee per unregistered guest. $500 smoking violation fee Undisclosed animals will result in immediate cancellation of stay w/o a refund and a $500 unregistered pet fee. $100 trespassing into neighboring property $500 fee for intentional unplugging of WiFi, gateway, and security cameras $500 fee on unpermitted party/event $1000 fee for damaged furniture/parts of the house Caution to guests: Use of any facility on this property is at the risk of the guest.
