The space Nestled on a serene, cobbled lane in the heart of the Edinburgh New Town district, this stunning house with a private entrance offers a quintessential home-away-from-home experience for a maximum of two guests. Boasting a spacious living area on the ground floor, the house is perfect for both relaxation and entertainment. The well-equipped open-plan kitchen on the ground floor invites you to whip up culinary delights, while the glass dining table behind the sofa is perfect for enjoying meals during your stay. Outside, a beautiful private garden provides a tranquil retreat, ideal for unwinding after a day of exploring the city. An internal staircase leads to the rooms on the first floor. The whole house and the private garden area is strictly no smoking. Ground floor: Living area and open-planned kitchen - Seating area with leather sofa and a beautiful glass coffee table - A television with LG channels for entertainment. - Equipped with useful appliances including hob, oven, fridge and freezer, and kettle - Crockery, cutlery, cooking utensils, pots, and pans are provided. Ground floor: Private Garden (non-smoking) - French windows open to a south-facing, private walled garden with a timber decked outdoor dining area First floor: Bedroom 1 (With ensuite shower room) - A super-king size bed and a bedside table with lamp. - Sliding door wardrobes - Ensuite shower room. - Juliet balcony (non-smoking) First floor: Bedroom 2 - A king size bed and a bedside tables with lamp. - Sliding door wardrobes. - Juliet balcony (non-smoking) First floor: Study room - This room provides a dedicated workspace for you if you need to work from home during your trip. Both the house and the private garden are strictly non-smoking areas, and no pets are allowed. To maintain a serene atmosphere for all guests, we kindly ask that noise be kept to a minimum between 10:00 p.m. and 7:00 a.m. The house is ideally suited for up to 2 guests.* ------------------------------------- Parking Information Paid on-street parking bays managed by the Edinburgh Council are conveniently located on nearby streets such as Broughton Place, East London Street, Broughton Street, and Hart Street. These paid-and-display on-street parking bays are available from Monday to Friday, between 8:30 a.m. and 5:30 p.m. Outside these hours, parking is free overnight on weekdays from 5:30 p.m. until 8:30 a.m. the following day. Additionally, parking is free from 5:30 p.m. on Friday until 8:30 a.m. on Monday, allowing for hassle-free weekend parking. For those looking for a more secure or guaranteed parking spot, you can book a parking space via the "yourparkingspace" website. This space is located conveniently at the corner of the house and is available for £13.75 for a 24-hour period. Do note that this parking bay is subject to availability, so it is advisable to check and book in advance if you intend to use this option. Alternatively, for longer parking stays, there are several multi-storey car parks within a short walking distance from the house. 1. Scotland’s Low Emission Zones will only allow access to vehicles which meet minimum emission standards or meet the exemption criteria. LEZs set an environmental limit on certain road spaces, restricting access for the most polluting vehicles so as to improve air quality. Improving air quality in our cities makes them even more attractive places to live, work, shop and spend leisure time in. The LEZ operates continuously, 24 hours a day, 365 days a year. It applies to all vehicles except those that are entitled to an exemption. Motorcycles and mopeds are also exempt. You can check the LEZ boundary on Edinburgh's council website. You can also use the ''Vehicle Checker'' to check if your vehicle can or cannot drive within a LEZ based on whether it is considered compliant or non-compliant with the emission standards. Any vehicles that breach the emission standards will be issued a fine for entering the zone. To ensure a smooth check-in, please provide your expected arrival time in advance. Check-in is available from 4 p.m. - 10 p.m. local time.
